Role : Team Member
Experience : Title Search, with an experience of 1+years in processing IL Full Search and COS.
Role & Job Description Preferable application knowledge:
- Conduct Full Search (40-year search) in Illinois counties including review of deeds, mortgages, liens, judgments, easements, CCRs, and other encumbrances.
- Perform Current Owner Search (COS) to identify current ownership, open mortgages, and tax information.
- Review and extract legal descriptions, parcel numbers (PIN), and match with property data.
- Use online databases and tools (Data Trace, Title Point, Netronline, county websites) to locate and analyze records.
- Examine the chain of title, verify correct vesting, and identify any title defects or breaks in ownership.
- Retrieve and index documents such as Warranty Deed, Quit Claim Deed, Mortgage, Release, Assignment, Subordination, Lis Pendens, and Tax Liens.
- Summarize findings and prepare comprehensive title reports with accuracy and within defined SLAs.
- Work with starters, review CCRs, Easements, Plats, and access TDI requirements as per Illinois Title Standards.
- Collaborate with title examiners and processors to ensure smooth workflow and address any title issues.
- 1+ years of experience in Title Search (preferably IL Full Search and COS).
- Strong knowledge of Illinois state-specific title search standards and document types.
- Experience working with Data Trace, Title Point, or similar title search platforms.
- Understanding of legal descriptions, survey maps, easements, and CCRs
- Good Analytical skills, decision making and communication skills.
- Should not have shift concerns.
- Flexible & supportive during the weekend work if required.
