Roles and Responsibilities:-
Establish a unified legal governance framework across every OSBPL vertical:
- Real estate (sale deeds, agreements for sale, allotment letters, cancellation, assignment, RERA documentation)
- Construction (contractor agreements, SLA-driven vendor agreements, indemnity, compliance clauses)
- Township maintenance (FM contracts, service-level agreements, resident documentation, clubhouse rules)
- Supermarket (vendor contracts, supply agreements, franchise/brand tie-ups, HR compliance notes)
- Hotel (management agreements with Sayaji, procurement contracts, HLP and AMC contracts)
- Corporate HO (employment contracts, confidentiality, NDAs, IT/compliance SOPs)
A. Drafting & Vetting
- Contractor agreements (civil, MEP, finishing, PMC)
- Service agreements (maintenance, housekeeping, security, AMCs)
- Vendor agreements (retail, supply-chain, IT, procurement)
- Sale deed / Agreement for Sale (AFS) as per Maharashtra RERA rules
- Allotment letters, modification letters
- CRM undertakings and declarations
- Employment contracts and appointment letters
- Hotel agreements, lease agreements, franchise contracts
- AMC contracts for lifts, DG, STP/WTP, CCTV, etc.
B. Compliance & Governance
- Ensure all agreements comply with RERA, MOFA, Income Tax, Labour Acts
- Validate minimum wage and CLRA clauses in contractor agreements
- Check indemnity, liability, insurance, and penalty clauses
- Build SOPs for documentation across verticals
- Ensure stamp duty, registration compliance
- Maintain contract repository
C. Risk Management
- Identify legal vulnerabilities in contracts
- Review customer-facing documents
- Mitigate risk in CRM, sales, and post-possession operations
- Manage dispute avoidance and resolution process
- Support the Director in all legal advisory matters
D. Liaisoning
- Coordinate with external advocates
- Handle RERA lawyers, property lawyers, civil lawyers
- Prepare legal notices, replies and supporting documents
- Liaise with Sub-Registrar, municipal bodies where needed
Education
- LLM (optional but beneficial)
Experience Band
- 5–12 years in real estate, infrastructure, facility management, or retail legal roles
