Facility Manager - TechnicalPosition OverviewThe Facility Manager - Technical is responsible for overseeing the technical operations, maintenance, and performance of building systems and infrastructure. This role ensures optimal functionality of mechanical, electrical, plumbing, and other critical systems while maintaining high standards of safety, efficiency, and regulatory compliance.
Key ResponsibilitiesTechnical Operations Management Oversee daily operations of all building systems including HVAC, electrical, plumbing, fire/life safety, building automation systems (BAS), and other critical infrastructure. Monitor system performance and implement preventive maintenance programs to minimize downtime and extend equipment lifecycle. Coordinate with vendors and contractors for specialized technical services and major repairs.
Maintenance and Compliance Develop and execute comprehensive preventive and corrective maintenance schedules for all technical systems. Ensure compliance with local, state, and federal regulations including building codes, safety standards, and environmental requirements. Maintain accurate records of maintenance activities, inspections, equipment warranties, and compliance documentation.
Project Management Plan and oversee technical improvement projects, system upgrades, and capital improvement initiatives. Manage project budgets, timelines, and contractor performance to ensure successful delivery. Coordinate with stakeholders to minimize operational disruption during construction or maintenance activities.
Energy and Sustainability Monitor energy consumption and identify opportunities for efficiency improvements and cost reduction. Implement sustainability initiatives aligned with organizational goals and industry best practices. Track utility usage and analyze trends to optimize building performance.
Team Leadership and Development Supervise and mentor technical staff including engineers, technicians, and contractors. Conduct performance reviews, provide training, and foster professional development. Establish clear priorities and ensure team adherence to safety protocols and quality standards.
Emergency Response and Business Continuity Serve as primary technical contact for emergency situations including system failures, power outages, and environmental hazards. Develop and maintain emergency response procedures and business continuity plans. Coordinate with emergency services and stakeholders during critical incidents.
Required QualificationsEducation and Experience Bachelor's degree in Engineering (Mechanical, Electrical, or Civil), Facilities Management, or related technical field, or equivalent combination of education and experience. Minimum 5-7 years of progressive experience in facilities management with strong technical focus. Proven track record managing complex building systems in commercial, corporate, or institutional environments.
Technical Competencies Deep understanding of HVAC, electrical, plumbing, fire protection, and building automation systems. Proficiency with computerized maintenance management systems (CMMS) and building management systems. Strong knowledge of applicable building codes, safety regulations, and industry standards. Ability to read and interpret technical drawings, specifications, and equipment manuals.
Professional Skills Excellent project management capabilities with ability to manage multiple priorities simultaneously. Strong analytical and problem-solving skills with data-driven decision-making approach. Effective communication skills for interaction with technical teams, vendors, executives, and building occupants. Budget management experience with vendor negotiation capabilities.
Working ConditionsThis position requires presence at the facility during regular business hours with occasional evening or weekend availability for emergencies or planned maintenance activities. Physical requirements include ability to walk extensively throughout facilities, climb ladders, access mechanical rooms, and inspect equipment in various environmental conditions.
