Job Summary
We are looking for an experienced Quantity Survey Manager to manage the commercial and contractual aspects of commercial interior fit-out projects. The role will be responsible for cost planning, estimation, BOQ preparation, tendering, procurement coordination, subcontractor management, project billing, variations, cost control, and final accounts.
The ideal candidate should have strong experience in commercial interiors / fit-out projects and the ability to manage project commercials from pre-construction through project completion.
Key Responsibilities
1. Quantity Surveying & Cost Management
Prepare detailed BOQs, quantity take-offs and cost estimates for interior fit-out projects.
Develop project budgets and monitor actual expenditure against approved budgets.
Conduct rate analysis for materials, labour, subcontract works and installation activities.
Identify cost-saving opportunities without compromising quality or project requirements.
Monitor project cost throughout the project lifecycle and highlight commercial risks.
2. Tendering & Estimation
Review drawings, specifications and tender documents.
Prepare accurate commercial quotations and tender submissions.
Obtain and evaluate quotations from subcontractors and suppliers.
Prepare comparative statements (CS) and support commercial negotiations.
Ensure all project scope items are properly captured during estimation.
3. Subcontractor & Vendor Management
Manage commercial negotiations with subcontractors and suppliers.
Prepare subcontractor work orders / agreements in coordination with the concerned teams.
Verify subcontractor quantities, rates, measurements and payment claims.
Monitor subcontractor commitments and ensure commercial compliance.
Resolve commercial discrepancies and payment-related issues.
4. Project Billing & Certification
Prepare and review client RA bills / interim payment applications.
Verify site measurements and quantities before billing.
Coordinate with Project Managers, Site Engineers and clients/consultants for bill certification.
Track submitted, certified and received payments.
Monitor project cash flow and outstanding receivables.
5. Variation & Change Order Management
Identify and document variations, additional works, omissions and scope changes.
Prepare variation quotations and supporting rate analysis.
Maintain a variation/change-order register.
Ensure variations are properly approved before execution wherever possible.
Assess the financial impact of design and scope changes.
6. Cost Control & Commercial Reporting
Prepare periodic project cost reports, budget vs. actual reports and commercial MIS.
Track committed costs, material costs, subcontractor costs and project profitability.
Identify potential cost overruns and recommend corrective actions.
Provide management with accurate commercial forecasts.
Maintain project-wise commercial dashboards and trackers.
7. Final Accounts & Project Closure
Prepare and finalize client and subcontractor final accounts.
Reconcile quantities, variations, payments and outstanding commercial matters.
Ensure all commercial documentation is completed before project closure.
Support resolution of final account and commercial disputes.
8. Contract & Documentation Management
Review contract conditions, scope of work, BOQ, specifications and commercial terms.
Ensure compliance with contractual obligations, payment terms and milestones.
Maintain proper records of approvals, variations, claims, measurements and correspondence.
Support the management in contractual claims and dispute resolution.

Educational Qualification
Bachelor's Degree / Diploma in Quantity Surveying, Civil Engineering, Construction Management or related field.
Professional certification in Quantity Surveying / Cost Management will be an added advantage.
Preferred Experience
7–12 years of overall experience in Quantity Surveying / Commercial Management.
Minimum 4–5 years of experience in commercial interior fit-out projects preferred.
Experience handling corporate offices, retail, hospitality, commercial buildings, malls or large-scale fit-out projects will be preferred.
Experience managing a team of Quantity Surveyors / Estimators will be an advantage.
Job Type: Full-time
Pay: ₹40,000.00 - ₹70,000.00 per month
