Job Overview
We are looking for a highly experienced and dynamic Senior Projects & Maintenance Manager to oversee the civil construction, facility upkeep, and statutory compliance across our premium hospitality portfolio. This includes our flagship 5-star luxury property, multiple operational bar-attached hotels, Engineering & Management Colleges and an aggressive pipeline of upcoming infrastructure projects.
The ideal candidate will be a strong technical leader who bridges the gap between design and execution, managing relationships with architects, contractors, and government bodies to ensure projects are delivered flawlessly, safely, and in full compliance with the law.
Key Responsibilities
1. Project Management & Design Collaboration
Architect Collaboration: Act as the primary internal technical contact for external architects; review blueprints, structural designs, and MEP (Mechanical, Electrical, Plumbing) plans to ensure practicality and cost-effectiveness.
Value Engineering: Proactively suggest innovative ideas, material alternatives, and structural improvements to optimize costs without compromising luxury standards.
Pipeline Execution: Oversee all new civil infrastructure projects from groundbreaking to handover, ensuring timelines and budgets are strictly met.
2. Facility Maintenance & Repairs
Preventative & Corrective Maintenance: Establish and manage robust maintenance schedules for all operational hotels and bar properties to ensure zero downtime and maintain 5-star aesthetic and functional standards.
Vendor & Contractor Management: Source, negotiate with, and supervise civil contractors, specialized vendors, and interior fit-out teams. Hold them accountable to strict Quality Assurance (QA) metrics.
3. Statutory Liaison & Compliance
Regulatory Approvals: Lead the end-to-end process for securing building permits, occupancy certificates, and zoning clearances from Town Planning Departments and local municipal corporations.
Safety & Licensing: Direct all coordination with the Fire & Safety Department, Pollution Control Board, and excise authorities to secure and renew necessary operational licenses.
Risk & Insurance: Manage the documentation, follow-ups, and claims processes for engineering, structural, and operational insurances across all properties.
Required Qualifications & Profile
Education: Bachelor’s Degree / Diploma in Civil Engineering or Construction Management.
Experience: 7–15 years of solid experience in civil construction and facility maintenance, with at least 5 years in a senior role within the premium hospitality (4/5-star) or commercial real estate sector.
Statutory Knowledge: Proven track record of successfully navigating local building codes, fire safety norms, and government liaisoning.
Skills: Strong negotiation skills, contractor management, deep understanding of project management software, and excellent communication skills to align corporate leadership, creative architects, and ground-level labour.
Pay: ₹20,000.00 - ₹56,570.93 per month
