Head of Facilities & Property Management
Job Summary
The Head of Facilities & Property Management is responsible for the strategic leadership, operational management, maintenance, security, statutory compliance, and asset preservation of all company-owned and leased properties. The role ensures safe, efficient, and cost-effective management of facilities while maintaining high standards of security, housekeeping, engineering services, vendor management, and emergency preparedness. The position is ideally suited for Ex-Defence Officers with proven leadership, discipline, crisis management, and administration experience. Facilities leadership typically includes building operations, maintenance, engineering services, security, vendor management, capital planning, and compliance oversight.
Key Responsibilitie
1. Property & Infrastructure Management
- Ensure optimum utilization and upkeep of buildings, guest houses, staff accommodation, warehouses, and commercial facilities.
- Develop long-term infrastructure maintenance plans.
- Oversee renovation, expansion, and capital improvement projects.
- Maintain complete property documentation and records.
2. Facilities Operations
- Ensure smooth functioning of electrical, HVAC, plumbing, fire-fighting, DG sets, lifts, STP/WTP, and utility systems.
- Establish preventive and predictive maintenance programs.
- Monitor facility performance through KPIs and service-level agreements.
- Conduct regular facility inspections and audits.
3. Security & Risk Management
- Develop and implement physical security policies.
- Manage security personnel, access control systems, CCTV monitoring, and visitor management.
- Lead emergency response planning, disaster management, and crisis handling.
- Coordinate with local authorities, police, fire departments, and regulatory agencies.
- Conduct security risk assessments and vulnerability studies.
4. Vendor & Contract Management
- Manage AMCs, service contracts, and outsourced facility providers.
- Negotiate contracts to achieve cost optimization and service excellence.
- Monitor contractor performance and compliance.
- Ensure adherence to contractual obligations and safety standards.
5. Compliance & Statutory Requirements
- Ensure compliance with:
- Fire Safety Regulations
- Factory & Labour Laws
- Building Codes
- Pollution Control Norms
- Electrical Safety Standards
- Occupational Health & Safety Requirements
- Coordinate statutory inspections and certifications.
- Maintain all licenses and approvals.
6. Budgeting & Cost Control
- Monitor expenditure and identify cost-saving opportunities.
- Control utility consumption and implement energy-efficiency initiatives.
- Present monthly MIS and management reports.
7. Team Leadership
- Lead multidisciplinary teams comprising:
- Facility Managers
- Engineers
- Security Personnel
- Housekeeping Teams
- Maintenance Staff
- Conduct performance reviews and capability development.
- Foster a culture of discipline, accountability, and operational excellence.
8. Sustainability & Asset Management
- Drive energy conservation initiatives.
- Implement asset lifecycle management practices.
- Ensure optimal utilization of company assets.
- Promote environmentally sustainable facility operations.
Essential Qualifications
- Graduate in Engineering, Facilities Management, Property Management, Administration, or related discipline.
- MBA / PGDM preferred.
Defence Background (Preferred)
Experience
- 15–20 years of overall experience.
- Minimum 8–10 years in senior facilities/property management roles.
- Experience handling large campuses, commercial properties, retail chains, manufacturing facilities, or residential townships.
- Proven experience in security administration and crisis management.

Pay: ₹100,000.00 - ₹105,000.00 per month
