Job Summary
The Quantity Surveyor is responsible for managing all cost-related aspects of apartment building construction projects. The role includes quantity take-offs, cost estimation, budgeting, contract administration, valuation of work, preparation of bills, and cost control to ensure projects are completed within the approved budget while maintaining quality and contractual compliance.
Key Responsibilities
- Prepare detailed quantity take-offs from construction drawings and specifications.
- Develop cost estimates, budgets, and Bills of Quantities (BOQs) for apartment construction projects.
- Monitor project costs and prepare regular cost reports for management.
- Measure work completed on site and prepare interim payment certificates.
- Verify contractor and subcontractor bills and recommend payments.
- Prepare and evaluate variations, change orders, and additional work claims.
- Assist in tender preparation, bid evaluation, and contractor selection.
- Review contracts and ensure compliance with contractual terms and conditions.
- Monitor material quantities, wastage, and cost efficiency throughout the project.
- Coordinate with project managers, site engineers, architects, consultants, and procurement teams.
- Maintain accurate records of measurements, invoices, contracts, and project costs.
- Support final account preparation and project close-out documentation.
- Identify opportunities for value engineering and cost savings without compromising quality or project requirements.
Qualifications
- Bachelor's degree or Diploma in Civil Engineering, Quantity Surveying, or a related field.
- 2–5 years of experience as a Quantity Surveyor in residential or apartment building construction (or as required by the employer).
- Knowledge of construction methods, materials, and cost estimation techniques.
- Familiarity with standard methods of measurement, contract administration, and construction documentation.
- Proficiency in Microsoft Excel, AutoCAD, and quantity surveying or estimating software.
