The Technical Senior Manager, Workplace Operations is responsible for leading the technical facility management and engineering operations for assigned client accounts. This role combines strategic technical leadership with hands-on oversight of building systems, maintenance programs, and engineering services to ensure optimal facility performance, reliability, and sustainability while delivering exceptional client value.
Key ResponsibilitiesTechnical Operations Leadership Oversee all technical facility operations including HVAC, electrical, plumbing, fire/life safety systems, building automation systems (BAS), and critical infrastructure. Ensure reliable operation of building systems while optimizing energy efficiency and operational performance. Develop and implement preventive maintenance programs and asset management strategies.
Engineering Team Management Lead and develop a team of engineers, technicians, and maintenance personnel. Provide technical guidance, training, and performance management. Foster a culture of technical excellence, safety, and continuous improvement. Ensure appropriate staffing levels and skill sets to meet operational requirements.
Asset and Maintenance Management Develop and execute comprehensive maintenance strategies including preventive, predictive, and corrective maintenance programs. Manage computerized maintenance management systems (CMMS) to track work orders, asset performance, and maintenance histories. Optimize maintenance schedules to minimize downtime and extend asset lifecycles.
Client Technical Advisory Serve as technical subject matter expert for clients, providing guidance on building systems performance, capital improvement projects, and technical solutions. Conduct regular technical reviews with clients, presenting performance metrics, system reliability data, and recommendations for optimization or upgrades.
Energy and Sustainability Management Monitor and optimize building energy consumption and environmental performance. Implement energy conservation measures and sustainability initiatives aligned with client ESG goals. Track utility usage, analyze trends, and identify opportunities for efficiency improvements and cost reduction.
Capital Project Management Plan, scope, and manage building improvement projects including system upgrades, renovations, and infrastructure enhancements. Coordinate with design professionals, contractors, and stakeholders. Ensure projects are delivered on time, within budget, and meet quality standards.
Vendor and Contractor Management Manage relationships with technical service providers, equipment vendors, and specialty contractors. Develop scopes of work, negotiate contracts, and oversee vendor performance. Ensure compliance with service agreements and technical specifications.
Compliance and Safety Ensure all technical operations comply with applicable codes, regulations, and industry standards including OSHA, EPA, local building codes, and fire safety requirements. Maintain regulatory permits and certifications. Lead safety programs and emergency response procedures for technical systems.
Financial and Budget Management Develop and manage operational and capital budgets for technical services. Track expenditures, forecast costs, and identify cost optimization opportunities. Prepare financial reports and variance analyses. Manage warranty programs and equipment replacement planning.
Technology Integration Implement and optimize building management systems, IoT sensors, and smart building technologies. Leverage data analytics for predictive maintenance and performance optimization. Stay current with emerging technologies in facility management and building systems.
QualificationsEducation Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or related technical field required. Master's degree or MBA preferred.
Experience Minimum 10-12 years of progressive experience in technical facility management, building engineering, or critical facilities operations, with at least 5 years in a senior management capacity. Experience managing complex, multi-site portfolios and leading technical teams in corporate or commercial real estate environments.
Technical Expertise
Deep knowledge of building systems including HVAC, electrical, plumbing, fire/life safety
Proficiency with building automation systems (BAS) and energy management systems
Understanding of critical infrastructure and mission-critical environments
Knowledge of mechanical and electrical design principles
Familiarity with sustainability standards and green building practices

Additional Requirements
Valid driver's license
Ability to work flexible hours including on-call availability for emergency situations
Physical capability to conduct site inspections including climbing ladders, accessing mechanical spaces, and working in varying environmental conditions
Working ConditionsThis role operates primarily in commercial facility environments with regular time spent in mechanical rooms, rooftops, and other technical spaces. Requires site visits across assigned portfolio. May involve exposure to operational building systems, noise, and varying temperatures. Occasional evening, weekend, or emergency response work required.
