ROLE OVERVIEW
The Vice President – Construction will provide strategic leadership across the entire construction portfolio of the organisation. This is a senior executive role responsible for setting construction standards, driving operational excellence, managing pan-India or multi-city project delivery, and aligning the construction function with the company's business objectives. The VP will lead the construction vertical, mentor PMs and site heads, and interface with the Board on project performance.
KEY RESPONSIBILITIES
- Provide strategic direction and oversight for all construction and development projects across the organisation's portfolio.
- Own the P&L accountability for the construction vertical; drive cost efficiency without compromising quality.
- Set and enforce construction SOPs, design standards, quality benchmarks, and safety policies organisation-wide.
- Manage relationships with Tier-1 contractors, PMC firms, and key consultants at the corporate level.
- Lead high-level contract negotiations for EPC, civil, and MEP packages above defined thresholds.
- Review and approve master project schedules, financial plans, and resource allocation across all sites.
- Monitor portfolio-level MIS dashboards; present project updates to the Board, MD, and investors.
- Drive implementation of technology and innovation — BIM, digital twins, construction management platforms.
- Lead regulatory and statutory compliance at the highest level; liaise with government bodies, RERA authorities, and local administrations.
- Develop and mentor the next generation of PMs and site leaders; build the construction talent pipeline.
- Collaborate with design, finance, sales, and legal teams to ensure projects meet all commercial and legal milestones.
- Manage land development and infrastructure for new project launches in coordination with BD and design teams.
- Establish and monitor vendor empanelment processes, performance benchmarks, and contractor evaluation frameworks.
- Champion sustainability, green building practices (IGBC/LEED), and ESG compliance across the construction function.
REQUIRED QUALIFICATIONS
- B.Tech / B.E. in Civil Engineering from a top-tier institution (mandatory).
- M.Tech in Structural / Construction Engineering or MBA from a reputed institution preferred.
- PMP / RICS / IGBC / LEED certification strongly preferred.
EXPERIENCE REQUIREMENTS
- Minimum 20 years of progressive experience in construction and project management in the real estate sector.
- At least 7-10 years in a senior leadership role (GM, DGM, VP, or equivalent) managing multiple projects simultaneously.
- Proven track record of delivering residential high-rise, luxury, commercial, or mixed-use projects with portfolio value above INR 1,000 Cr+.
- Deep understanding of the NCR / Gurgaon / Tier-1 city real estate market dynamics.
- Experience with RERA compliance, escrow management, and investor reporting.
- Previous experience with a branded real estate developer (Top-20 developer preferred).
TECHNICAL EXPERTISE
- Expert-level understanding of civil, structural, MEP, finishing, and facade systems.
- Command over Primavera P6, MS Project, and construction ERP platforms.
- Strong knowledge of FIDIC contracts, EPC agreements, and risk allocation in construction contracts.
- Proficiency in BIM coordination, value engineering, and life-cycle cost analysis.
- Thorough knowledge of NBC 2016, IS codes, ECBC, GRIHA, and IGBC / LEED standards.
- Expertise in cost planning, cash flow management, and budget variance analysis at portfolio level.
LEADERSHIP & STRATEGIC SKILLS
- Visionary leader capable of setting and executing a 3-5 year construction strategy aligned with the organisation's growth roadmap.
- Executive presence to represent the company in stakeholder meetings with investors, JV partners, and government officials.
- Strong people management — ability to build, motivate, and retain high-performing teams of 50+ professionals.
- Excellent negotiation skills for high-value contractor and vendor agreements.
- Data-driven decision maker with ability to manage ambiguity in complex, multi-site environments.
