A Planning Manager is responsible for developing, coordinating, and controlling project schedules and resources to ensure timely and cost-effective project delivery.
Project Scheduling and ProgrammingCreating detailed construction schedules using software like Primavera P6, Microsoft Project, or similar tools. Developing master schedules, phase plans, and detailed work packages that sequence all construction activities logically. Establishing critical path analysis and identifying dependencies between trades and activities.
Resource Planning and CoordinationCoordinating labor, equipment, and material requirements across the project timeline. Working with procurement teams to ensure materials arrive on-site when needed. Planning manpower allocation and forecasting resource needs for different construction phases.
Progress Monitoring and ControlTracking actual progress against planned schedules through regular site visits and coordination meetings. Producing weekly and monthly progress reports with variance analysis. Identifying delays early and implementing corrective actions to maintain schedule integrity.
Risk and Mitigation PlanningIdentifying potential schedule risks including weather delays, supply chain disruptions, design changes, and resource constraints. Developing contingency plans and alternative sequences to minimize impact. Maintaining float analysis and managing schedule buffers strategically.
Coordination with StakeholdersCollaborating closely with project managers, site engineers, subcontractors, architects, and clients. Facilitating look-ahead planning meetings to coordinate upcoming activities. Managing interfaces between different trades and resolving scheduling conflicts.
Cost and Time IntegrationWorking with quantity surveyors and cost managers to align schedules with budget constraints. Producing earned value analysis reports that track both time and cost performance. Supporting cash flow forecasting based on planned activity progress.
Method Statements and SequencingDeveloping construction methodology and sequencing strategies in collaboration with site teams. Planning temporary works requirements, site logistics, and laydown areas. Ensuring buildability and constructability considerations are incorporated into schedules.
Change ManagementAssessing schedule impacts of design changes, variations, and unforeseen conditions. Preparing extension of time claims with supporting schedule analysis. Maintaining baseline schedules and documenting all approved changes.
Reporting and DocumentationPreparing regular schedule reports for internal teams and external stakeholders including clients and consultants. Creating visual representations of schedules including Gantt charts, milestone trackers, and progress curves. Maintaining comprehensive records of planning decisions and schedule updates.
Compliance and StandardsEnsuring planning processes comply with contractual requirements, building codes, and health and safety regulations. Following industry best practices and company standards for planning and scheduling.
