Asset Management & Preventative Maintenance Drive end-to-end property upkeep, deploying quick remedies for structural, electrical, plumbing, and network issues. Conduct strict asset tagging, audit logs, regular equipment assessments, and resource tracking to prevent depreciation or loss. Manage preventative maintenance routines for premium campus machinery, fixtures, HVAC systems, and student facilities. 3. Financial Control & Revenue Collection Execute disciplined, on-time collection of recurring rental fees, utility adjustments, and security deposit clearings in alignment with Monami Corporate Policy. Track property accounts receivable metrics, issue payment reminders, eliminate bad debts, and maintain rigorous financial ledgers. Manage daily operational micro-budgets (petty cash) with complete transparency, regular reporting, and audit preparedness. 4. Escalation Management, Safety, & Student Relations Serve as the immediate emergency responder 24/7 for security alerts, student medical exigencies, or property standard violations. Deploy a highly proactive conflict-resolution strategy to process student grievances, maintain high levels of student satisfaction, and build parental trust. Enforce strict behavioral guidelines, safety protocols, and administrative policies across the residential community. 5. Team Leadership & Personnel Administration Exercise full administrative and personnel authority over subordinate site staff, including security details, housekeeping teams, and facility technicians.
