Job Summary:
We are seeking a detail-oriented and experienced Real Estate Accountant to manage the financial operations of our real estate properties. This role involves handling financial records, preparing reports, managing budgets, and ensuring compliance with accounting standards. The ideal candidate should have strong analytical skills, a deep understanding of real estate transactions, and the ability to work in a fast-paced environment.
Key Responsibilities:
- Financial Reporting: Prepare accurate and timely financial reports, including balance sheets, income statements, and cash flow statements for individual properties or real estate portfolios.
- Budget Management: Create, maintain, and monitor property budgets and forecasts, ensuring adherence to financial plans.
- Accounts Payable/Receivable: Manage rent collections, tenant payments, vendor payments, and utility bills. Reconcile accounts payable and receivable ledgers.
- Tax Compliance: Assist in the preparation and filing of property-related taxes, including property tax returns, sales tax, and income tax filings.
- Lease Accounting: Manage lease agreements, ensuring compliance with lease terms and accounting for tenant security deposits, rent escalations, and lease renewals.
- Bank Reconciliation: Perform regular bank reconciliations for all property accounts, ensuring accuracy and resolving discrepancies.
- General Ledger Maintenance: Record journal entries and maintain accurate ledgers related to property transactions, including acquisitions, sales, and renovations.
- Audit Support: Assist with internal and external audits by providing necessary financial documentation and ensuring compliance with financial regulations.
- Financial Analysis: Analyze property performance metrics, evaluate return on investment (ROI), and provide recommendations to management for financial improvements.
