Job Summary
SKA Group is seeking an experienced and proactive Facility Manager to oversee the operations, maintenance, and administration of commercial and retail properties. The ideal candidate should have hands-on experience managing malls, commercial complexes, or large mixed-use developments, ensuring seamless facility operations, tenant satisfaction, safety compliance, and cost-effective maintenance.
Key Responsibilities:
Facility Operations & Maintenance
- Manage day-to-day facility operations of commercial and retail properties.
- Ensure smooth functioning of all building systems, including HVAC, DG sets, lifts, escalators, fire-fighting systems, electrical systems, plumbing, and STP/WTP.
- Conduct regular inspections and preventive maintenance programs to minimize downtime.
Vendor & Contractor Management
- Coordinate and supervise facility vendors, AMC partners, contractors, and service providers.
- Monitor vendor performance and ensure adherence to SLAs and safety standards.
- Negotiate contracts and optimize operational costs.
Commercial & Mall Management
- Handle common area maintenance (CAM) operations.
- Coordinate with retail tenants and commercial occupants for operational requirements.
- Ensure cleanliness, housekeeping, landscaping, and security services are maintained at high standards.
- Support mall events, promotions, and tenant fit-out activities.
Budget & Cost Control
- Prepare annual facility budgets and monitor operational expenses.
- Track maintenance costs and identify opportunities for cost optimization.
- Ensure effective utilization of resources while maintaining service quality.
Health, Safety & Compliance
- Ensure compliance with statutory regulations, fire safety norms, environmental guidelines, and local authority requirements.
- Conduct periodic safety audits and emergency drills.
- Maintain all statutory records, licenses, and compliance documentation.
Tenant Relationship Management
- Serve as the primary point of contact for tenants regarding facility-related concerns.
- Resolve tenant complaints and service requests promptly.
- Foster positive tenant relationships to enhance occupancy satisfaction.
Emergency Management
- Develop and implement emergency response plans.
- Lead crisis management during incidents such as fire, power failure, flooding, or other emergencies.
- Coordinate with local authorities and emergency services when required.
Reporting & Documentation
- Prepare MIS reports related to maintenance activities, budgets, vendor performance, and compliance.
- Maintain facility records, asset registers, AMC details, and operational documentation.
Qualifications & Skills
- Bachelor's Degree/Diploma in Engineering, Facility Management, Mechanical, Electrical, Civil, or a related field.
- 5–10 years of experience in facility management, preferably in shopping malls, commercial complexes, retail developments, or mixed-use properties.
- Strong knowledge of building systems, fire safety, MEP operations, and statutory compliance.
- Experience in CAM management and tenant coordination.
- Proficiency in MS Office, Excel, and facility management software.
- Excellent communication, leadership, problem-solving, and team management skills.
Preferred Experience
- Experience managing large commercial projects, malls, business parks, or mixed-use developments.
- Exposure to retail operations, customer service management, and vendor administration.
- Knowledge of sustainability initiatives and energy management practices.
Pay: Up to ₹50,000.00 per month
