About the Role
We are looking for a Project Operations Manager with 3+ years of hands-on experience in residential or commercial interior projects.
The ideal candidate should have strong experience in site execution, project planning, team management, vendor coordination, material management, client communication, and project delivery.
Experience in civil works will be an added advantage.
Key Responsibilities Project Handover
- Take complete project handover from the design team.
- Understand drawings, BOQs, specifications, material selections, and timelines.
- Review the project thoroughly and identify execution gaps before work begins.
Site Operations
- Plan and monitor daily site activities.
- Coordinate site engineers, supervisors, carpenters, electricians, plumbers, painters, fabricators, and other contractors.
- Ensure execution is carried out as per approved drawings and schedules.
- Monitor manpower, productivity, quality, and daily progress.
- Ensure required manpower and materials are available on site as scheduled.
Client Management
- Act as the primary operational contact for clients after design handover.
- Share regular project progress updates.
- Communicate site issues, delays, decisions, and upcoming activities clearly.
- Maintain professional client relationships and effectively manage expectations.
Project Planning & Execution
- Prepare and maintain project execution schedules.
- Track milestones and identify potential delays in advance.
- Coordinate activities and dependencies across different trades.
- Ensure projects are completed within the committed timeline.
Quality Control
- Ensure execution follows approved drawings, designs, and specifications.
- Conduct regular site inspections.
- Identify quality issues and ensure timely rectification.
- Coordinate snagging and final project handover.
Material & Vendor Management
- Coordinate material requirements with the procurement team.
- Follow up with vendors and suppliers for timely deliveries.
- Ensure materials are available before work starts.
- Monitor material usage and minimize wastage and shortages.
- Coordinate vendor and contractor performance.
Cost & Commercial Coordination
- Monitor execution against BOQs.
- Identify additional works and variations.
- Coordinate with management before proceeding with additional or variation work.
- Prevent unauthorized costs and unnecessary project expenses.
Reporting & Documentation
- Maintain daily site progress reports.
- Update project trackers and execution schedules.
- Prepare material requirement and status reports.
- Track vendor performance.
- Maintain snag lists and closure reports.
- Provide regular updates to management and clients.
Team Management
- Manage and coordinate site engineers and supervisors.
- Allocate responsibilities and monitor daily performance.
- Ensure teams meet project requirements and timelines.
- Address manpower and performance issues and escalate when required.
Requirements
- 3+ years of experience in interior project execution or operations.
- Experience in residential and/or commercial interior projects.
- Strong understanding of interior execution and site management.
- Good knowledge of drawings, BOQs, specifications, and materials.
- Strong vendor, contractor, and manpower coordination skills.
- Good project planning and time-management skills.
- Excellent communication and client-handling abilities.
- Ability to manage multiple activities and teams simultaneously.
- Civil work experience is an added advantage.
- Willingness to travel to project sites when required.
