Job Title: Construction Head /Project Head
Location: Karjat, Maharashtra

Holistic - We are real estate developers specializing in premium residential developments, including luxury second homes, villa projects, and first-home residential projects.
Position Summary
The Project Head will be responsible for the end-to-end planning, execution, monitoring, and successful delivery of residential real estate projects. The role requires ownership of project timelines, budgets, quality standards, statutory compliance, contractor management, and stakeholder coordination to ensure projects are completed safely, efficiently, and in line with business objectives.
Role & responsibilities:
1. Project Planning & Execution
- Lead the end-to-end execution of multiple residential real estate projects from planning through final handover.
- Develop project execution plans, schedules, milestones, resource allocation, and construction sequencing to ensure timely project delivery.
- Monitor project progress, identify execution bottlenecks, and implement corrective actions to achieve project objectives.
- Ensure optimum utilization of manpower, materials, machinery, and other project resources.
2. Construction Operations, Quality & Safety
- Oversee all phases of construction, including civil, structural, finishing, MEP, infrastructure, and landscaping works.
- Ensure execution is in accordance with approved drawings, specifications, quality standards, and engineering best practices.
- Establish and enforce quality assurance processes to minimize rework and ensure defect-free project delivery.
- Promote a strong culture of health, safety, and environmental compliance by conducting regular inspections and ensuring adherence to all safety regulations.
3. Budget, Commercial & Contract Management
- Prepare, monitor, and control project budgets while ensuring optimum cost utilization and project profitability.
- Review and approve purchase requisitions, contractor bills, work orders, change orders, and project expenditures.
- Manage contracts with consultants, vendors, subcontractors, and suppliers, ensuring compliance with contractual obligations and timely resolution of commercial issues.
- Drive value engineering and cost optimization initiatives without compromising quality or timelines.
4. Stakeholder, Consultant & Regulatory Management
- Coordinate with architects, structural and MEP consultants, contractors, procurement, finance, CRM, and other internal teams for seamless project execution.
- Liaise with government authorities to obtain statutory approvals, permits, inspections, occupancy certificates, and other regulatory clearances.
- Ensure complete compliance with applicable building codes, labour laws, environmental regulations, RERA guidelines, and company policies.
- Act as the primary point of contact for senior management and provide regular project updates and management reports.
5. Team Leadership & Project Governance
- Lead, mentor, and develop project managers, site engineers, supervisors, and other project personnel to build a high-performing team.
- Establish project governance practices through regular review meetings, performance monitoring, and risk assessments.
- Identify project risks related to cost, schedule, quality, safety, and resources, and implement effective mitigation strategies.
- Ensure timely project completion, snag closure, documentation, customer handover, and overall stakeholder satisfaction.
Preferred Candidate Profile:
- Bachelor’s degree in Civil Engineering, Construction Management, or a related field.
- Minimum of 7 years of experience in construction management (Villas/Bungalows experience will be preferred)
- In-depth knowledge of construction processes, materials, and industry regulations.
- Excellent leadership, organizational, and communication skills.
- Proficiency in construction management software and tools.
- Ability to work under pressure and manage multiple projects simultaneously.
Pay: ₹60,000.00 - ₹85,000.00 per month
