Junior QS Engineer (Quantity Surveying Engineer)

Job Summary
The Junior QS Engineer is responsible for assisting in quantity surveying, cost estimation, billing, contract administration, and cost control activities for real estate and construction projects. The role supports project teams by ensuring accurate quantity measurements, bill verification, budget monitoring, and compliance with contractual requirements to achieve project cost and profitability objectives.
Key ResponsibilitiesQuantity Surveying & Measurement
- Prepare quantity take-offs from approved drawings and specifications.
- Verify executed work quantities at site and maintain measurement records.
- Assist in preparing Bills of Quantities (BOQ) and quantity reconciliation reports.
- Monitor variations and changes in project scope.
Billing & Commercial Management
- Verify contractor and subcontractor Running Account (RA) bills.
- Prepare client bills and payment applications as per contract requirements.
- Assist in certification of work completed and payment processing.
- Maintain billing records and track payment status.
Cost Estimation & Budget Control
- Assist in preparing project estimates, budgets, and cost plans.
- Conduct rate analysis for materials, labor, and subcontracted works.
- Monitor project expenditures against approved budgets.
- Support value engineering initiatives to optimize project costs.
Contract Administration
- Maintain contract documents, work orders, and amendments.
- Assist in evaluating variations, claims, and change orders.
- Ensure compliance with contract terms and commercial procedures.
- Support preparation of commercial correspondence and reports.
Material Reconciliation & Cost Monitoring
- Track material consumption and compare with BOQ quantities.
- Prepare material reconciliation statements.
- Identify wastage and recommend corrective measures.
- Coordinate with procurement and site teams for cost-effective material usage.
Site Coordination
- Coordinate with site engineers, contractors, consultants, and vendors.
- Conduct site visits for quantity verification and progress monitoring.
- Support project progress reporting and commercial reviews.
- Ensure proper documentation of measurements and completed works.
Documentation & Reporting
- Maintain measurement books (MB), billing records, and cost reports.
- Prepare weekly and monthly commercial progress reports.
- Update project cost trackers and quantity records.
- Assist in project close-out activities and final account preparation.
Qualifications
- Bachelor's Degree/Diploma in Civil Engineering, Quantity Surveying, Construction Management, or related discipline.
- 0–3 years of experience in quantity surveying, billing, or commercial functions in real estate or construction projects.
Technical Skills
- Knowledge of quantity surveying and construction measurement methods.
- Understanding of BOQ preparation and rate analysis.
- Familiarity with contractor billing and client billing procedures.
- Ability to read and interpret civil, architectural, and structural drawings.
- Basic understanding of construction contracts and commercial management.
- Proficiency in MS Excel, MS Office, and AutoCAD.
- Familiarity with ERP systems and quantity take-off software is an advantage.
