Key Responsibilities
1. Residential Baseline Scheduling
· Develop master schedules for multi-block residential projects using Primavera P6 or MS Project, integrating phases like enabling works, piling, core/RCC structures, MEP (Mechanical, Electrical, Plumbing) rough-ins, finishing, and unit fit-outs.
· Sequence repetitive workflows (e.g., floor-to-floor cycle times for multi-story towers) to optimize labor and equipment utilization.
· Establish resource loading for critical trades (masons, painters, MEP contractors) and prepare baseline cash flow forecasts tied to construction milestones.
2. Site Monitoring & Progress Control
· Conduct routine site walkdowns to physically verify reported progress against the baseline timeline.
· Create short-term look-ahead schedules (2-week and 4-week intervals) to guide site supervisors and sub-contractors on daily and weekly execution targets.
· Track long-lead procurement items (e.g., elevators, transformers, facade materials) to ensure materials arrive on-site exactly when needed for the finishing stages.
3. Delay Analysis & Mitigation
· Identify bottlenecks and critical path variances early, particularly in high-risk phases such as structural curing times, facade installation, and interior fit-outs.
· Formulate proactive recovery plans if specific sub-contractors or trade packages fall behind schedule.
· Document schedule impacts caused by design changes or severe weather to assist in Extension of Time (EOT) claims and contractor dispute resolution.
4. Reporting & Stakeholder Alignment
· Generate clear Progress Reports (Weekly Progress Reports (WPR) and Monthly Progress Reports (MPR)) for executive leadership and project directors.
· Track Earned Value Management (EVM) metrics to provide a data-driven overview of schedule and cost performance.
· Coordinate with sales and customer relationship teams to ensure the construction schedule aligns accurately with customer possession commitments and phased unit handovers.
Required Qualifications & Experience
· Education: Bachelor’s Degree in Civil Engineering or Construction Management.
· Experience: 3 to 7+ years of professional planning and scheduling experience, with a heavy focus on residential building construction (high-rise towers, multi-family, or large townships).
· Lifecycle Exposure: Must have successfully managed the planning for at least one full residential project from excavation through to interior finishing and RERA/occupancy certification.
Technical Skills & Competencies
· Scheduling Software: Advanced proficiency in Primavera P6 and MS Project.
· Construction Logic: Deep understanding of residential MEP coordination, tower crane utilization, formwork cycles, and standard finishing sequences.
· Data & Analytics: Advanced MS Excel skills (Pivot tables, Macros) and ability to visualize schedule data through S-curves and histograms.
· Communication: Ability to bridge the gap between field superintendents, sub-contractors, and corporate management.
Pay: ₹40,000.00 - ₹50,000.00 per month
