Job Summary
We are seeking an experienced and dynamic MEP Manager to lead the Mechanical, Electrical, Plumbing (MEP), Fire Fighting, HVAC, ELV, and Building Services functions across our real estate projects. The ideal candidate will have 10–15 years of proven experience in planning, designing, coordinating, executing, testing, commissioning, and handing over MEP systems for medium to large-scale residential and commercial developments.
The MEP Manager will be responsible for the complete MEP lifecycle—from design review and procurement planning to execution, testing & commissioning, statutory compliance, and final project handover. This role requires strong leadership, technical expertise, stakeholder management, budgeting, and project execution capabilities to ensure timely delivery within budget while maintaining the highest quality and safety standards.
Key Responsibilities
MEP Leadership & Project Management
· Lead and manage the complete MEP function across multiple residential and commercial real estate projects.
· Provide technical leadership for Mechanical, Electrical, Plumbing, HVAC, Fire Fighting, ELV, and Building Management Systems (BMS).
· Develop project execution strategies to ensure successful completion of all MEP works.
· Plan, organize, monitor, and control MEP activities from project initiation through final handover.
· Ensure timely project delivery while maintaining quality, safety, and cost objectives.
Design Review & Technical Management
· Review and approve MEP designs, IFC drawings, shop drawings, technical specifications, BOQs, and material submittals.
· Coordinate with architects, structural engineers, civil engineers, and consultants to resolve design conflicts.
· Ensure all MEP designs comply with client requirements, statutory approvals, and applicable national and international standards.
· Participate in value engineering exercises to optimize project cost without compromising quality or performance.
· Review engineering calculations, technical proposals, and contractor submissions.
Planning, Budgeting & Procurement
· Prepare and monitor MEP budgets, procurement plans, resource allocation, and project schedules.
· Review material requirements and ensure timely procurement of MEP equipment and services.
· Optimize resource utilization to improve productivity and control project costs.
· Monitor project expenditures and implement cost-control measures.
· Support commercial teams in evaluating contractor quotations and technical bids.
Site Execution & Coordination
· Supervise execution of all MEP installations in accordance with approved drawings, project specifications, and quality standards.
· Coordinate daily with project managers, architects, consultants, contractors, and site engineers.
· Resolve technical and site-related issues to avoid delays and maintain project schedules.
· Ensure proper sequencing and integration of MEP activities with civil, structural, and finishing works.
· Conduct regular site inspections and progress reviews.
Quality Assurance & Compliance
· Ensure compliance with applicable building codes, safety regulations, electrical standards, fire safety norms, plumbing standards, and statutory requirements.
· Establish quality assurance procedures for all MEP installations.
· Review inspection reports and ensure corrective actions are implemented.
· Ensure compliance with company quality management systems and project specifications.
· Monitor adherence to health, safety, and environmental (HSE) standards across all sites.
Testing, Commissioning & Handover
· Oversee testing and commissioning of HVAC, Electrical, Fire Fighting, Plumbing, ELV, and associated systems.
· Ensure all testing procedures are completed successfully before project handover.
· Review commissioning reports and ensure timely closure of observations.
· Prepare and verify as-built drawings, O&M manuals, warranties, and handover documentation.
· Support defect liability period activities whenever required.
Contractor, Consultant & Vendor Management
· Lead and monitor the performance of MEP contractors, consultants, subcontractors, and vendors.
· Evaluate contractor performance and ensure compliance with contractual obligations.
· Conduct coordination meetings with consultants and vendors.
· Resolve commercial and technical issues affecting project execution.
· Ensure timely mobilization of manpower, equipment, and materials.
Risk Management & Value Engineering
· Identify technical, commercial, and execution-related risks during project planning and implementation.
· Develop mitigation plans to minimize project delays and cost overruns.
· Drive value engineering initiatives to improve project efficiency and long-term operational performance.
· Recommend innovative construction methodologies and sustainable engineering solutions.
Client & Stakeholder Management
· Represent the organization in meetings with clients, consultants, architects, and government authorities.
· Present project progress, technical updates, and risk assessments to senior management.
· Build strong relationships with stakeholders to ensure successful project execution.
· Address client concerns promptly and professionally.
Team Leadership & People Development
· Lead, mentor, and develop the MEP engineering team, including engineers, supervisors, and site staff.
· Allocate responsibilities and monitor team performance.
· Conduct technical training and knowledge-sharing sessions.
· Promote a collaborative, high-performance work culture focused on continuous improvement.
· Support recruitment and capability development of the MEP team.
Required Qualifications
· Bachelor's Degree in Mechanical Engineering, Electrical Engineering, or a related engineering discipline.
· A Master's degree in Project Management or Business Administration will be an added advantage.
· 10–15 years of experience in MEP engineering and project execution within the real estate or construction industry.
· Proven experience managing medium to large-scale residential and commercial projects.
· Strong understanding of MEP systems, HVAC, Fire Fighting, Plumbing, ELV, and Building Services.
Technical Skills
· Expertise in HVAC, Electrical, Plumbing, Fire Fighting, ELV, and Building Services.
· Strong knowledge of BOQs, tendering, estimation, procurement, and contract management.
· Proficiency in AutoCAD, MS Project, Primavera, Microsoft Excel, and other project management software.
· Ability to interpret engineering drawings and technical specifications.
· Excellent project planning, budgeting, scheduling, and execution capabilities.
Preferred Certifications
