Job Description:
To manage and supervise the overall maintenance and technical operations of the apartment community, ensuring that all building infrastructure, utilities, equipment, and common areas are functioning efficiently, safely, and without interruption. The role includes responsibility for STP, WTP, electrical, plumbing, HVAC, DG, lifts, fire-fighting systems, pumps, and other MEP services.
Key Responsibilities1. Overall Apartment Maintenance
- Manage day-to-day maintenance activities of the entire apartment complex.
- Ensure all common areas, buildings, amenities, and utility areas are maintained properly.
- Attend to residents' maintenance complaints and ensure timely resolution.
- Plan and implement preventive and corrective maintenance schedules.
- Monitor the condition of all equipment and building infrastructure.
- Ensure minimum breakdowns and uninterrupted services to residents.
2. STP – Sewage Treatment Plant
- Manage the day-to-day operation and maintenance of the Sewage Treatment Plant (STP).
- Ensure proper functioning of all STP equipment, pumps, blowers, tanks, and related systems.
- Monitor treated water quality and ensure compliance with applicable pollution control requirements.
- Maintain STP operation logs, testing records, and maintenance reports.
- Coordinate periodic water quality testing through approved laboratories.
- Ensure proper reuse/disposal of treated water as per applicable requirements.
- Supervise STP operators and housekeeping/technical staff working in the STP area.
- Ensure timely servicing and replacement of STP equipment and spare parts.
3. WTP – Water Treatment Plant
- Oversee the operation and maintenance of the Water Treatment Plant (WTP) and water purification systems.
- Monitor raw water and treated water quality.
- Ensure proper operation of filters, pumps, dosing systems, tanks, and related equipment.
- Maintain adequate water supply to all apartments and common facilities.
- Monitor chemical usage and ensure safe storage and handling.
- Maintain daily WTP operation and water quality records.
- Coordinate periodic water testing and take corrective action when required.
4. Electrical Maintenance
- Supervise electrical maintenance of the apartment complex.
- Ensure proper functioning of LT panels, DBs, transformers, electrical meters, lighting systems, and common-area electrical equipment.
- Monitor electricity consumption and identify opportunities for energy savings.
- Ensure timely maintenance of emergency lighting and common-area lighting.
- Coordinate with electrical contractors for major repairs and preventive maintenance.
5. DG & Power Backup
- Ensure proper operation and preventive maintenance of DG sets and power backup systems.
- Monitor diesel consumption and maintain DG operating records.
- Ensure regular servicing, battery maintenance, and testing of DG sets.
- Coordinate with authorized service providers for breakdowns and major repairs.
- Ensure compliance with applicable safety and operational requirements.
6. Plumbing & Water Supply
- Supervise plumbing systems, water tanks, pumps, pipelines, and drainage systems.
- Ensure uninterrupted water supply to residents.
- Attend to water leakage, blockages, and plumbing complaints.
- Monitor underground and overhead water tanks.
- Ensure timely cleaning and maintenance of water storage tanks.
- Maintain proper records of water consumption and usage.
7. Fire & Life Safety Systems
- Ensure regular inspection and maintenance of fire-fighting systems.
- Monitor fire pumps, hydrants, sprinkler systems, fire alarms, extinguishers, and emergency equipment.
- Conduct regular fire safety checks and mock drills in coordination with the concerned team.
- Ensure fire safety equipment is serviced and maintained within validity periods.
- Coordinate with approved fire safety agencies for inspections and maintenance.
8. Lifts and Vertical Transportation
- Coordinate preventive maintenance and breakdown services for elevators.
- Ensure timely servicing and inspection of lifts through authorized agencies.
- Maintain lift maintenance records and complaint logs.
- Ensure immediate response to lift breakdowns and resident complaints.
- Coordinate with elevator service providers for AMC and statutory inspections.
9. MEP & Building Services
- Oversee all Mechanical, Electrical, and Plumbing (MEP) services within the property.
- Ensure preventive maintenance of pumps, motors, ventilation systems, HVAC equipment, and other mechanical systems.
- Monitor the performance of critical equipment and utility systems.
- Maintain equipment history and preventive maintenance records.
10. Preventive & Breakdown Maintenance
- Prepare annual, monthly, and weekly preventive maintenance schedules.
- Track completion of preventive maintenance activities.
- Respond promptly to emergency breakdowns.
- Analyze recurring equipment failures and implement permanent corrective actions.
- Maintain equipment maintenance history and service records.
11. Vendor & AMC Management
- Coordinate with external agencies and service providers for AMC and maintenance contracts.
- Monitor the performance of vendors and contractors.
- Verify service completion and ensure quality of work.
- Review maintenance quotations and recommend cost-effective solutions.
- Ensure timely renewal of AMCs for critical equipment.
12. Team Management
- Supervise electricians, plumbers, technicians, STP/WTP operators, and other maintenance staff.
- Allocate daily work and monitor staff performance.
- Prepare duty rosters and shift schedules.
- Train staff on safety procedures and equipment operation.
- Ensure adequate manpower is available for 24/7 emergency maintenance requirements.
13. Resident Complaint Management
- Monitor maintenance complaints received from residents.
- Ensure complaints are attended to within defined timelines.
- Maintain complaint registers and track pending issues.
- Coordinate with residents and apartment association/management committee when required.
- Identify recurring complaints and take preventive measures.
14. Safety & Compliance
- Ensure safe working practices for all maintenance activities.
- Conduct regular inspections of electrical, mechanical, fire, STP, and WTP facilities.
- Ensure staff use appropriate PPE while performing maintenance work.
- Maintain statutory certificates, inspection reports, and maintenance records.
- Ensure compliance with applicable government and local authority requirements.
15. Budget & Cost Control
- Prepare annual maintenance budgets and operational expenditure estimates.
- Monitor maintenance expenses and control unnecessary costs.
- Maintain inventory of critical spare parts and consumables.
- Ensure optimum utilization of manpower, materials, electricity, water, and other resources.
- Recommend energy-saving and cost-reduction initiatives.
16. Reporting & Documentation
- Prepare daily, weekly, and monthly maintenance reports.
- Maintain records of breakdowns, preventive maintenance, complaints, and equipment performance.
- Submit STP/WTP operational reports and water quality records.
- Maintain AMC, service, inspection, and statutory compliance records.
- Report major breakdowns and critical issues to management immediately.

Pay: ₹35,000.00 - ₹40,000.00 per month
