Key Responsibilities
1️ Pre-Contract Management
- Drafting and vetting of LOIs, Work Orders, EPC contracts, Item-rate contracts, and consultancy agreements
- Preparation of tender documents, BOQs, and commercial terms
- Floating tenders and coordinating techno-commercial evaluations
- Negotiation with contractors, vendors, and consultants
- Comparative analysis and finalization recommendations
2️ Post-Contract Administration
- Contract interpretation and compliance monitoring
- Variation order evaluation and approval process
- Rate analysis and cost benchmarking
- Tracking contractual milestones and obligations
- Claims management and dispute resolution
3️ Commercial & Cost Control
- Budget validation against contract values
- Monitoring project cost vs awarded value
- Certification coordination with Engineering & Accounts
- Preventing cost escalations and contractual risks
- Supporting cash flow planning from contract perspective
4️ Risk & Legal Coordination
- Identifying contractual risks and mitigation strategies
- Ensuring alignment with statutory and regulatory requirements
- Coordination with Legal team on dispute matters
- Ensuring documentation compliance as per RERA and project guidelines
5️ Cross-Functional Coordination
- Liaison with Engineering, Purchase, Accounts, Legal & Project Teams
- Consultant coordination for technical specifications
- Supporting management with commercial inputs for new project launches
Key Skills & Competencies
- Strong knowledge of FIDIC / EPC / Item-rate contracts
- Expertise in tendering & rate analysis
- Understanding of real estate development lifecycle
- Strong negotiation skills
- Risk assessment capability
- Financial & commercial acumen

- Ability to handle multiple large-scale projects
Qualification
- B.E. / B.Tech (Civil) preferred
- Additional qualification in Contracts / Construction Management / Law (advantage)
Experience
- 10–15+ years in Real Estate / Construction industry
- Minimum 5 years in senior contract management role
