Job Description – Senior Planning Engineer (Buildings)

Position Summary
The Senior Planning Engineer is responsible for developing, monitoring, and controlling project schedules for building construction projects. The role involves project planning, resource management, progress monitoring, delay analysis, risk assessment, and coordination with project stakeholders to ensure timely project delivery within budget and quality requirements.
Key Responsibilities
Planning & Scheduling
- Develop detailed baseline schedules using Primavera P6.
- Prepare Work Breakdown Structure (WBS), project calendars, milestones, and activity networks.
- Establish project execution plans and construction sequencing.
- Develop master schedules, target schedules, and recovery schedules.
- Prepare look-ahead schedules (2-week, 4-week, and monthly plans).
Project Monitoring & Control
- Monitor project progress against approved baselines.
- Analyze schedule performance and identify critical path activities.
- Track productivity, resource utilization, and project milestones.
- Generate weekly and monthly progress reports for management and clients.
- Conduct variance analysis and recommend corrective actions.
Resource Planning
- Plan manpower, equipment, and material requirements based on project schedules.
- Coordinate with procurement and execution teams to ensure resource availability.
- Perform resource loading, leveling, and optimization.
Delay Analysis & Risk Management
- Identify potential delays and project risks.
- Perform delay analysis and prepare extension-of-time (EOT) documentation.
- Develop mitigation and acceleration plans.
- Evaluate impacts of design changes and scope variations on project schedules.
Coordination & Stakeholder Management
- Coordinate with project managers, site teams, consultants, subcontractors, and clients.
- Participate in progress review meetings.
- Present schedule updates and recovery plans to senior management.
- Support contract administration and claims management activities.
Reporting & Documentation
- Prepare dashboards, S-curves, histograms, and KPI reports.
- Maintain planning records and project control documentation.
- Ensure compliance with contractual planning and reporting requirements.
Required Qualifications
- Bachelor's Degree in Civil Engineering.
- Minimum 8 years of experience in planning and scheduling of building construction projects.
- Experience handling large residential, commercial, high-rise, mixed-use, hospital, or institutional projects.
- Strong understanding of construction methodologies, sequencing, and project controls.
Technical Skills
- Advanced proficiency in Primavera P6.
- Working knowledge of Microsoft Project.
- Strong skills in Microsoft Excel and reporting tools.
- Knowledge of resource loading, cost loading, and earned value management (EVM).
- Familiarity with delay analysis techniques and claims management.
