Quantum Projectinfra Limited provides independent project monitoring, financial monitoring, lender advisory, MIS reporting and project governance services across real estate developments. The role focuses on financial oversight, project analytics and management reporting, excluding construction execution, engineering supervision, land approvals and liaison activities.
Role Overview :-
The incumbent will be responsible for financial monitoring of assigned real estate projects from a lender/investor perspective, including review of sales, collections, cash flows, debt position, budgets and project MIS. The role requires coordination with developers, lenders and internal teams to deliver timely financial insights and reporting.
Key Responsibilities :-
· Prepare and review project-wise Sales, Collections and Cancellation MIS.
· Review customer agreements, booking forms, allotment letters and KYC documents on a sample basis.
· Analyse actual sales and collections against approved business plans and budgets.
· Monitor pricing deviations, promotional schemes and related party transactions.
· Review customer receivables, ageing, collections, refunds and cancellation trends.
· Prepare collection forecasts and receivable analysis reports.
· Review project cash flows against approved budgets and analyse key variances.
· Review major expenditure transactions based on supporting documents.
· Monitor inter-company fund movements and project cash utilisation.
· Review administrative, overhead, marketing and brokerage expenses.
· Prepare periodic cash flow MIS, dashboards and management reports.
· Review balance cost to complete on a broad analytical basis.
· Compile and monitor project debt position, drawdowns and repayments.
· Maintain project documentation and support internal/external audits.
· Prepare monthly financial monitoring reports highlighting key risks and exceptions.
Desired Skills
· Strong financial analysis and accounting knowledge.
· Excellent MS Excel and MIS reporting skills.
· Understanding of project finance, lender monitoring or real estate finance.
· Strong analytical, documentation and communication skills.
· Ability to prepare management presentations and dashboards.
Preferred Qualification
· CA Inter / MBA (Finance) / Commerce Graduate with relevant experience.
