Business Development Manager – Construction Company
Duties & Responsibilities
1. Lead Generation
The main duty is to bring new business enquiries for the company.
Sources:
- New house construction clients
- Villa projects
- Interior projects
- Renovation works
- Commercial building works
- Architects / engineers / consultants
- Real estate agents
- Land owners
- NRI clients
- Existing client referrals
2. Client Handling
BDM should attend and follow up all new clients professionally.
Responsibilities:
- Receive enquiry calls
- Understand client requirements
- Fix client meetings
- Visit site if required
- Explain company services
- Collect project details
- Maintain good relationship with client
- Follow up until project confirmation
3. Site Visit & Requirement Collection
BDM should collect basic project information before estimation.
Details to collect:
- Client name and contact number
- Project location
- Land details
- Type of work: construction / interior / renovation
- Approximate square feet
- Client budget
- Expected starting date
- Required design style
- Payment capacity
- Decision maker details
4. Coordination with Design & Estimation Team
BDM should not give random prices without checking properly.
Duties:
- Give client requirements to designer / estimator
- Arrange plan, 3D, BOQ, and estimation
- Follow up internally
- Check whether quotation is ready on time
- Send proposal to client professionally
- Explain quotation clearly to client
5. Proposal Presentation
BDM should present the company offer properly.
Responsibilities:
- Explain scope of work
- Explain materials and specifications
- Explain payment terms
- Explain project timeline
- Explain company quality and service
- Clear client doubts
- Convince client professionally
6. Follow-up System
BDM must follow every enquiry until final status.
Follow-up stages:
- New enquiry
- First call completed
- Site visit completed
- Estimate pending
- Estimate submitted
- Client negotiation
- Advance expected
- Confirmed
- Lost / postponed
BDM should update this daily in CRM / Excel / WhatsApp group / Tally notes.
7. Business Closing
BDM is responsible for converting enquiry into confirmed work.
Closing duties:
- Negotiate professionally
- Arrange final meeting with management
- Collect booking amount / advance
- Get agreement signed
- Handover file to project team
- Ensure client understands payment schedule
8. Market Development
BDM should create new business channels.
Duties:
- Meet architects
- Meet real estate agents
- Meet land brokers
- Meet material suppliers
- Build NRI client network
- Visit upcoming project areas
- Find JV / villa project opportunities
- Study competitor pricing and services
9. Marketing Support
BDM should support company marketing team.
Responsibilities:
- Give client feedback for ads
- Suggest offers / campaign ideas
- Collect project photos and videos from sites
- Coordinate testimonials
- Promote completed works
- Share company brochures and presentations
- Help improve Instagram / WhatsApp marketing leads
Pay: Up to ₹25,000.00 per month
