- Oversee day-to-day operation of all maintenance activities for the 444-flat complex (common areas, STP/WTP, DG sets, lifts, pumps, fire-fighting, security coordination, housekeeping coordination).
- Plan and implement preventive maintenance schedule for all critical assets (lifts, pumps, fire system, DG, gym/clubhouse equipment, etc.).
- Receive, prioritize and track resident complaints through register/app, ensure timely closure and resident satisfaction.
- Supervise and guide the maintenance team (supervisors, technicians, housekeeping and gardening vendors), allocate work and monitor performance.
- Coordinate and manage external vendors/AMCs for lifts, STP, generator, fire systems, water treatment, pest control, etc., including verification of work done.
- Maintain records: complaint register, preventive maintenance log, inventory of spares, breakdown history, safety checks, energy and water consumption reports.
- Ensure compliance with safety norms: fire safety, electrical safety, PPE usage, lock-out/tag-out practices; coordinate periodic safety drills.
- Prepare and manage maintenance-related budgets, control costs, and suggest cost-saving and energy-saving initiatives to the association/MC.
- Support society office/association in vendor selection, contract renewals, statutory inspections, and major repair/renovation projects.
- Be available/on-call for emergencies like lift breakdown, major leakages, power failures, fire alarm, etc., and coordinate quick resolution.
Pay: ₹20,000.00 - ₹40,000.00 per month
