Key Responsibilities
- Identify, evaluate, and acquire land parcels suitable for plotted and villa developments in target growth corridors
- Conduct site visits, feasibility studies, and market/comparable analysis for potential land acquisitions.
- Liaise with landowners, brokers, and local intermediaries to source and evaluate land deals.
- Coordinate legal due diligence, including title verification, encumbrance checks, and BMRDA/RERA approval status and litigation history.
- Negotiate terms, pricing, and deal structure for land acquisitions, including outright purchase and joint development (JD)/joint venture (JV) models.
- Work closely with the legal team to draft and review MOUs, sale agreements, and joint development agreements.
- Manage relationships with revenue department officials, survey authorities, and local government bodies to facilitate approvals.
- Track land market trends, pricing benchmarks, and competitor acquisition activity in the region.
- Maintain an active pipeline of prospective land parcels and provide regular acquisition status reports to management.
Requirements
- Bachelor's degree in real estate, civil engineering, law, or business administration; MBA is a plus.
- 5–10+ years of experience in land acquisition, real estate development, or a related field, ideally within the Bangalore/Karnataka market.
- Strong existing network of local land brokers, landowners, and revenue department contacts.
- Working knowledge of Karnataka land laws, BMRDA/BDA regulations, RERA compliance, and revenue records (RTC, Khata, Mutation).
- Excellent negotiation, communication, and relationship-management skills.
- Fluency in Kannada strongly preferred, in addition to English and/or Hindi.
