Project Manager – Civil
JOB DESCRIPTION

Supervises: Site Engineer (1)
Location: Bengaluru, Karnataka, India.
Employment Type: Full-time — Full Charge of Project
Role Purpose
The Project Manager owns end-to-end delivery of the project — schedule, quality, budget, procurement coordination, and reporting — with one Site Engineer working under them for day-to-day execution support. The PM is the single point of accountability to the GM for everything happening on the project, and is expected to independently manage all routine decisions, escalating only what genuinely needs the GM's input.
Key Responsibilities
Project Ownership & Planning
- Own the entire project schedule — plan milestones, floor/slab cycles, and hold the Site Engineer and subcontractors accountable to them
- Proactively identify schedule risks and bring a clear plan to the GM before they become delays
- Take full responsibility for project outcomes — schedule, quality, and budget together
Technical Oversight & Quality Ownership
- Full command of structural, architectural, and MEP drawings, BBS, and mix design — able to independently verify the Site Engineer's technical decisions and sign-offs
- Personally audit quality checklists (pre-pour, during pour, post-pour) periodically — don't just rely on the Site Engineer's reports
- Resolve design-site mismatches and routine technical queries directly; escalate to the GM only genuine design conflicts, safety risks, or cost-impacting issues
Supervision of Site Engineer
- Direct oversight of the Site Engineer — assign daily priorities, review their checklists and reports, and ensure they escalate appropriately rather than making unilateral high-risk calls
- Step in personally on complex or high-risk execution stages
- Build the Site Engineer's technical judgment over time, without diluting your own ownership of the outcome
Material, Procurement & Budget Control
- Verify technical backup on every Material Indent Form before forwarding for approval
- Track WO value, payments, and balance due against project budget
- Review vendor comparisons and flag cost or quantity variances before they go for approval
Cross-Functional Coordination
- Coordinate directly with Architects (design clarifications, RFIs), Procurement (material planning, vendor issues), and Accounts (billing, payments) to remove bottlenecks without needing the GM to intervene
- Represent the project fully and independently in stand-ups — schedule, quality, budget, risks — in one consolidated update
Escalation Discipline
- Know exactly what requires GM/MD sign-off per the Approval Matrix, and route it promptly
- Flag risks early with facts and a recommended course of action — not just a status update
High-Rise Technical Exposure
- Working knowledge of shear walls, core walls, climbing/jump formwork, and floor-cycle execution for high-rise structures
- Familiarity with high-rise safety systems — working-at-height protocols and material hoisting
- Prior high-rise project experience is a strong plus — candidates who've managed tall structures (shear wall/core systems, climbing formwork, floor-cycle-driven schedules) bring execution efficiency and risk awareness that's hard to build on the job. Preference given to candidates with this exposure.
Required Qualifications
- B.E./B.Tech in Civil Engineering; PG in Construction Management preferred
- 10–15 years of overall experience in real estate/construction
- Minimum 3–5 years in a Project Manager or equivalent independent-charge role
- Demonstrated experience managing project budgets and at least one direct report
Skills Required
- Strong technical know-how is a must — full command of drawings, BBS, mix design, and execution methodology, enough to independently verify a site engineer's work
- Working knowledge of high-rise construction methods and safety systems (preferred)
- Strong judgment on what to resolve independently vs. escalate to the GM
- Proven ability to supervise and develop a site engineer while retaining full ownership of outcomes
- Comfortable with budget tracking, vendor comparisons, and indent verification (Excel-based trackers)
- Strong, consolidated reporting — able to represent the entire project clearly in one update
- Proven cross-functional coordination — design, procurement, accounts — without issues sitting unresolved

Pay: ₹50,000.00 - ₹70,000.00 per month
