Senior Manager – Contracts & Procurement (MEP Works)
1. MEP Contracts Management & Vendor Finalization:
- Manage the end-to-end contract lifecycle for MEP works, including HVAC, electrical, plumbing, fire protection systems, and ELV systems.
- Assist in drafting, negotiating, and finalizing contracts, work orders, and BOQs in coordination with the legal and technical teams.
- Ensure that all contractual terms align with project specifications, budget constraints, and legal requirements.
- Address contractual claims, variations, and dispute resolution in collaboration with DGM – Contracts & Procurement.
2. Procurement Planning & Vendor Coordination:
- Develop and execute procurement strategies for all MEP materials and subcontracted services.
- Identify and pre-qualify vendors and subcontractors based on technical expertise, past performance, and pricing.
- Ensure timely procurement of materials and services to avoid project delays.
- Implement cost-control strategies to prevent unnecessary expenditures while maintaining quality.
3. Tendering & Bid Evaluation:
- Prepare RFQs, evaluate technical and commercial bids, and recommend the best vendors/subcontractors.
- Conduct pre-bid and post-bid meetings to clarify scope, pricing, and contract conditions.
- Assist in bid analysis and comparison reports for vendor selection.
- Ensure that tenders are fair, transparent, and compliant with procurement policies.
4. Cost Control & Budgeting:
- Track and monitor material costs, vendor pricing trends, and potential cost escalations.
- Work closely with the QS and finance teams to validate payment milestones and ensure contract compliance.
- Implement cost-saving initiatives while maintaining project quality and specifications.
5. Compliance & Risk Management:
- Ensure that all MEP contracts and procurement activities comply with company policies, industry regulations, and legal requirements.
- Identify and mitigate risks related to vendor performance, material shortages, and contractual disputes.
- Maintain accurate documentation for audit, regulatory compliance, and dispute resolution purposes.
6. Coordination with Stakeholders:
- Work closely with project teams, site engineers, consultants, and vendors to ensure seamless contract execution and procurement efficiency.
- Ensure timely issuance of purchase orders, work orders, and material approvals.
- Provide regular procurement status updates to the DGM – Contracts & Procurement.
7. Vendor Performance Evaluation & Relationship Management:
- Conduct vendor audits and performance reviews based on quality, delivery timelines, and compliance.
- Build and maintain strong relationships with suppliers and subcontractors to ensure project continuity.
- Identify alternate suppliers and negotiate contracts for better cost and service efficiency.
8. Reporting & Documentation:
- Maintain records of procurement schedules, vendor agreements, material tracking, and contract modifications.
- Generate weekly and monthly reports on procurement progress, cost savings, and risk assessments.
- Ensure all documentation related to MEP contracts, approvals, and purchase orders is properly maintained for easy reference.
Key Qualities & Must-Have Skills:
✅ Strong Negotiation & Analytical Skills: Ability to analyze contracts, negotiate pricing, and finalize deals with suppliers and contractors.
✅ Technical Knowledge of MEP Works: Deep understanding of HVAC, electrical, plumbing, fire protection, and ELV systems.
✅ Cost Management & Budgeting: Expertise in tracking costs, managing procurement budgets, and preventing cost overruns.
✅ Contract Drafting & Legal Understanding: Familiarity with contract structures, FIDIC conditions, claims management, and dispute resolution.
✅ Market Awareness & Vendor Relations: Strong knowledge of market rates, material price trends, and vendor capabilities.
✅ ERP & Procurement Tools: Proficiency in SAP, Oracle, MS Project, and other procurement software.
✅ Multitasking & Problem-Solving: Ability to manage multiple contracts, resolve procurement delays, and align with project timelines.
✅ Teamwork & Coordination: Strong communication skills to work with project managers, site engineers, and vendors for smooth procurement flow.
Required Experience & Qualifications:
- Education: B.E. / B.Tech in Mechanical / Electrical Engineering or a related field. An MBA in Supply Chain Management, Contracts, or Construction Management is a plus.
- Experience: 10-12+ years of experience in MEP contracts & procurement within large-scale construction projects.
- Industry Exposure: Experience in high-rise residential, commercial, and mixed-use developments.
- Project Handling: Must have experience in handling contract negotiations, tendering, and procurement from pre-construction to handover.
- Certifications (Preferred): CPCM, MRICS, or equivalent certifications in contract management or procurement.

Pay: ₹1,200,000.00 - ₹1,500,000.00 per year
