Maintenance Supervisor is responsible for ensuring that residential, commercial, or mixed-use properties are maintained in a safe, functional, and efficient condition.
Maintenance Supervisor – Roles and Responsibilities
1. Maintenance Operations
- Supervise daily maintenance activities for buildings, common areas, and infrastructure.
- Ensure timely repair of electrical, plumbing, HVAC, firefighting, elevators, DG sets, STP/WTP, and other building systems.
- Plan and monitor preventive maintenance schedules to minimize breakdowns and downtime.
- Inspect properties regularly and identify repair or replacement needs.
2. Team Supervision
- Manage and guide maintenance technicians, electricians, plumbers, carpenters, and housekeeping support staff.
- Allocate duties and monitor the quality of work performed by the team.
- Provide training and ensure adherence to safety procedures.
3. Vendor and Contractor Management
- Coordinate with external contractors and service providers for specialized maintenance work.
- Verify completion of work as per agreed standards and timelines.
- Monitor vendor performance and maintain service contracts/AMCs.
4. Facility and Asset Management
- Maintain records of building assets, equipment history, and maintenance activities.
- Track inventory of spare parts, tools, and consumables.
- Recommend replacement or upgrade of faulty or outdated equipment.
5. Safety and Compliance
- Ensure compliance with local building codes, fire safety norms, and statutory regulations.
- Conduct routine safety inspections and address potential hazards.
- Ensure proper functioning of firefighting systems, emergency lighting, and evacuation routes.
6. Budget and Cost Control
- Assist in preparing annual maintenance budgets.
- Monitor maintenance expenses and optimize resource utilization.
- Prevent unnecessary breakdowns through effective preventive maintenance.
7. Tenant/Resident Support
- Respond promptly to maintenance complaints from residents, tenants, or property management.
- Ensure high standards of customer service and satisfaction.
- Coordinate with the property management team to resolve operational issues.
Key Skills Required

Pay: ₹20,000.00 - ₹25,000.00 per month
