Why this role exists
RB101 is a completed, operating Grade A office asset. Its engineering systems — HT and LT distribution, HVAC plant, plumbing and water reuse, fire protection, IBMS — represent the single largest capital investment in the building and the single largest recurring operating cost.
This role is accountable for keeping the asset running, for what it costs to run, and for the measured performance the company represents to its tenants and to the market.
A second building is in early planning. The person in this role will bring operating evidence — not opinion — into its design, and will inherit it at handover.
Outcomes
Performance in this role is measured against these, not against a task list.
1. Uptime and response
Critical systems — HVAC plant, HT and LT supply and DG changeover, fire detection and suppression, lifts, domestic water — meet defined availability targets. A documented escalation matrix exists and works without the incumbent personally present. Defined fault categories are resolved by the shift team unaided.
2. Energy performance, measured
Establish RB101’s actual Energy Performance Index (kWh/sqm/yr) against its design model, explain the gap, and close it. Tenant-wise utility metering functioning and reconciled monthly.
3. Water and sustainability outcomes
STP and WTP output within specification. Water reuse volumes measured against design intent and reported. Support IGBC/LEED O+M certification and any measurement and verification obligations, with the data to substantiate them.
4. Statutory compliance, zero lapses
Full ownership of the compliance calendar: Electrical Inspector and CEA obligations, lift licences, Fire NOC renewals under the Maharashtra Fire Prevention Act, MPCB consent for the STP, DG and pressure vessel compliance.
5. Operating cost under control
AMC portfolio re-tendered and benchmarked. Spares and consumables planned rather than emergency-purchased. Annual engineering opex within budget, with variance explained monthly.
6. Documentation and asset knowledge
As-built drawings, O&M manuals, IBMS point schedules, commissioning records, warranty registers and equipment history maintained as a live asset record. Commissioning items left open at handover identified and closed while warranties are still live.
7. Tenant experience
Engineering-related tenant complaints trend down. Fit-out coordination with tenant contractors does not compromise base-build systems. Tenant HVAC, power and access requests are handled without escalation to the promoter team.
8. Input into the next building
Provide documented, evidence-based input into the next project’s design brief — what performed, what failed, what cost more to maintain than it should have, what would be specified differently. Participate in design reviews on maintainability and life-cycle cost.
Systems in scope
- Electrical: 11/22kV HT supply, substation, transformers, HT and LT panels, DG sets and synchronisation, UPS, energy metering and tenant sub-metering
- HVAC: chiller plant (selection understanding, sequencing, part-load optimisation), AHUs, VAV, chilled water pumping, cooling towers, water treatment, ventilation
- Plumbing and water: domestic water, hydro-pneumatics, STP, WTP, dual plumbing and treated water reuse, storm water, atomiser and misting systems
- Fire and life safety: hydrant, sprinkler, addressable detection, staircase pressurisation, smoke management, periodic testing regime
- IBMS/BMS: point mapping, trending, alarm management, integration across the above
- Vertical transportation and general facilities engineering
Must have
- BE/B.Tech in Mechanical or Electrical Engineering, with demonstrable working depth in the other
- 10–15 years in building engineering, of which at least 4 running the operations of a Grade A commercial office, IT park, mall, or a large hotel as Chief Engineer
- Hands-on ownership of an HT installation — not "coordinated with the electrical vendor"
- Chiller plant operating experience, including part-load behaviour and plant sequencing
- STP/WTP operation and MPCB compliance
- Fire system testing and NOC renewal experience in Maharashtra
- BMS/IBMS literacy — can read trends and interrogate the system, not just receive vendor reports
- Demonstrated cost ownership: has re-tendered AMCs, challenged vendor pricing, and reduced an operating budget
- Has built and run a shift team
Strongly preferred
- IGBC AP or LEED AP, or direct involvement in a green building certification
- Energy audit or measurement and verification experience; can quote actual EPI figures from a building they ran
- Exposure to construction-phase commissioning and handover, not only steady-state operations
- ISHRAE membership or equivalent professional standing
Not a fit if
- Career is entirely in an FM services company managing headcount and SLAs, with no direct engineering system ownership
- Cannot state the actual energy consumption of a building they have run
- Has never taken responsibility for a statutory renewal
- Is personally the escalation point for every fault, with no SOPs or trained team beneath them

Pay: ₹1,200,000.00 - ₹2,400,000.00 per year
