Job Summary
We are looking for a qualified and experienced In-House Advocate to manage all legal matters related to real estate transactions and property documentation. The ideal candidate should have a strong understanding of Goa property laws, land records, registration procedures, and regulatory compliance. The candidate will be responsible for drafting, reviewing, and vetting legal documents while ensuring smooth execution of property transactions.
Key ResponsibilitiesProperty Documentation
- Draft, review, and vet Sale Deeds, Conveyance Deeds, Gift Deeds, Lease Deeds, Development Agreements, Memorandums of Understanding (MoUs), and other legal documents.
- Prepare and scrutinize Agreements for Sale in compliance with applicable laws.
- Ensure proper execution and registration of documents before the Sub-Registrar.
Title Verification & Due Diligence
- Conduct title verification and legal due diligence of properties.
- Examine land ownership records, title documents, and encumbrances.
- Identify legal risks and provide legal opinions on property transactions.
Mutation & Revenue Matters
- Handle mutation proceedings before the Revenue Department in accordance with Goa laws.
- Coordinate for updating land records, survey records, and property ownership entries.
- Liaise with Mamlatdar, Talathi, Survey Department, Sub-Registrar, and other government authorities.
Legal Compliance
- Ensure compliance with the Registration Act, Transfer of Property Act, Indian Contract Act, Goa Land Revenue Code, Goa Town and Country Planning Regulations, and other applicable laws.
- Coordinate with government departments for statutory approvals and legal documentation.
- Maintain updated records of legal compliance for all projects.
Litigation & Dispute Resolution
- Coordinate with external advocates in matters before courts and tribunals.
- Prepare legal notices, replies, affidavits, and supporting documentation.
- Assist in resolving property disputes and legal claims.
Corporate Legal Support
- Draft and review contracts, vendor agreements, consultancy agreements, and service agreements.
- Provide legal advice to management on contractual and regulatory matters.
- Maintain legal documentation and company records.
Required Qualifications
- LL.B. degree from a recognized university.
- Enrolled with the Bar Council of India.
- Minimum 3 years of post-qualification experience in real estate and property law.
- Experience in handling Goa property documentation and revenue matters will be preferred.
Pay: From ₹20,000.00 per month
