Property Manager
Position Overview
Seeking an experienced Property Manager with 15-20 years of commercial property management expertise to oversee operations, tenant relations, and asset performance for our commercial portfolio. This senior-level position requires a proven track record of managing complex commercial properties and delivering exceptional results for owners and tenants.
Key Responsibilities
Property Operations & Management Oversees day-to-day operations of assigned commercial properties, ensuring optimal functionality, appearance, and performance. Manages building systems, preventive maintenance programs, and capital improvement projects. Coordinates with engineering and facilities teams to maintain property standards and compliance with all regulatory requirements.
Financial Management Develops and manages annual operating budgets. Monitors income and expenses, prepares variance reports, and implements cost-control measures. Reviews and approves vendor invoices, processes tenant reimbursements, and ensures accurate financial reporting. Maximizes net operating income while maintaining property quality and tenant satisfaction.
Tenant Relations & Retention Serves as primary point of contact for tenants, addressing concerns promptly and professionally. Conducts regular tenant meetings and property inspections. Negotiates lease renewals and manages the lease administration process. Develops strong relationships that drive tenant retention and positive reputation in the market.
Vendor & Contractor Management Selects, contracts, and supervises vendors and contractors for maintenance, repairs, capital projects, and specialized services. Negotiates service agreements, monitors performance against contract terms, and ensures work quality meets property standards. Manages competitive bidding processes for major projects.
Leasing Support & Marketing Collaborates with leasing teams on space tours, tenant improvements, and lease negotiations. Provides operational input on lease terms and conditions. Maintains property marketing materials and ensures properties present competitively in the market.
Risk Management & Compliance Ensures compliance with building codes, safety regulations, ADA requirements, and environmental standards. Manages insurance matters, incident reporting, and emergency response procedures. Conducts regular safety inspections and implements risk mitigation strategies.
Team Leadership Supervises on-site property staff including assistant managers, engineers, and administrative personnel. Provides training, performance management, and professional development. Fosters a culture of service excellence and operational efficiency.
Required Qualifications
Experience 15-20 years of progressive property management experience in commercial real estate, including office buildings, retail centers, industrial properties, or mixed-use developments. Demonstrated success managing properties totaling at least 5 to 10 L square feet. Proven track record of tenant retention rates above market average and delivering strong financial performance.
Education & Certifications
Real Estate, Facilities Management, or related field preferred. CPM (Certified Property Manager), RPA (Real Property Administrator), or equivalent professional designation required or must be obtained within 18 months of hire.
Technical Skills Expert proficiency in property management software systems ,Advanced knowledge of Microsoft Office Suite, particularly Excel for financial analysis. Understanding of building systems including HVAC, electrical, plumbing, life safety, and energy management systems.
