Key Responsibilities
- Cash Flow Management Preparing, monitoring and reviewing project-wise and company-wise cash flow projections; ensuring adequate liquidity for ongoing construction activities, statutory dues and overheads; flagging shortfalls well in advance to management.
- MIS – Collections, Payments & Inter-Company Loans Designing and reviewing periodic MIS on collections, payments, outstanding receivables and inter-company loans/advances across group entities; presenting variance analysis and actionable insights to management.
- Monthly Book Closing Ensuring timely and accurate monthly closing of books of accounts for all projects/entities, including review of ledgers, provisions, accruals and reconciliations prior to closure.
- Loan Documents & Banking Relationships Managing documentation and compliance for project finance, term loans, OD/CC facilities and other borrowings; liaising with banks/NBFCs for sanctions, renewals, disbursements, EMI/interest servicing and maintaining strong banking relationships.
- Investment of Surplus Funds Identifying and evaluating avenues for deployment of surplus funds (fixed deposits, mutual funds and other approved instruments) to optimize returns while ensuring liquidity and safety of capital.
- Issuing Work/Purchase Orders to Contractors Reviewing and issuing work orders/purchase orders to contractors and vendors in line with approved BOQs, budgets and management approvals; ensuring commercial terms are accurately documented.
- RERA Compliance Ensuring end-to-end RERA compliance including quarterly returns, project account (RERA) fund withdrawals, certifications (CA/Engineer/Architect) and timely updation of project details on the RERA portal.
- GST & TDS Compliance Overseeing monthly/quarterly GST and TDS workings, returns and payments across all projects and entities; ensuring reconciliation with books, GSTR-2A/2B and Form 26AS, and timely resolution of mismatches.
- Income Tax & Tax Audits Managing income tax computations, advance tax workings and coordinating with consultants/auditors for tax audits, statutory audits and assessments; ensuring timely and accurate filings.
- Statutory Compliances Ensuring overall statutory compliance under Companies Act/LLP Act, Labour Laws, PF/ESIC, Professional Tax and other applicable regulations across the group entities.
- Monitoring & Reviewing Team Work Supervising, guiding and reviewing the work of the accounts team; allocating responsibilities, ensuring adherence to timelines and internal controls, and building team capability.
- Issuing Demand Notes to Customers Coordinating with the site/project team to track slab-wise construction progress and issuing timely demand notes to customers as per the payment schedule upon completion of each slab/milestone.
- Tax Planning Evaluating and advising management on tax-efficient structuring of transactions, projects and inter-company arrangements within the framework of applicable direct and indirect tax laws.
- Budgeting & Variance Analysis Preparing project-wise budgets and periodically reviewing actual performance against budget, highlighting cost overruns and recommending corrective action.
- Internal Controls & Audit Coordination Strengthening internal controls and SOPs across accounting and finance processes; coordinating with statutory, internal and RERA auditors for smooth and timely completion of audits. Educational Qualification & Experience.
Requirements:
- Minimum Educational Qualification Bachelors/Masters in Commerce; CA / CA (Inter) / MBA Finance preferred.
- Minimum Work Experience Relevant experience of 8 – 10 Years and above in Accounts & Finance, with at least 4–5 years in a managerial/supervisory role.
- Candidate must have prior experience in the Real Estate industry, preferably in society redevelopment / residential projects in Mumbai.
- Accounting Software Must have strong hands-on experience working in Tally and MS Office Excel, Word & Power Point; exposure to ERP systems will be an added advantage.
- Functional Knowledge Sound working knowledge of RERA, GST, TDS, Income Tax, Companies Act/LLP Act and banking/loan documentation.
- Communication Skills Required English, Hindi and Marathi. 7 Other Skills Strong leadership, analytical and team management skills; ability to liaise independently with banks, auditors and consultants.
Pay: ₹70,000.00 - ₹80,000.00 per month
