About the Role
We are seeking a talented and detail-oriented Deputy Manager – Architecture to support the planning, design development, and execution of residential and mixed-use real estate projects. The ideal candidate will work closely with the Architecture leadership team to develop design concepts, prepare construction-ready drawings, coordinate with consultants, and ensure projects meet quality, regulatory, and brand standards.
Key Responsibilities
1. Architectural Design & Documentation
- Assist in concept, schematic, and detailed design development.
- Prepare and review architectural drawings including floor plans, elevations, sections, and construction details.
- Coordinate working drawings with structural, MEP, landscape, façade, and interior consultants.
- Ensure all drawing packages are accurate, coordinated, and construction-ready.
Project Coordination & Execution
- Monitor architectural deliverables against project timelines and milestones.
- Coordinate with consultants and internal project teams to ensure seamless design integration.
- Resolve design-related site queries in collaboration with construction teams.
- Conduct site visits to verify design implementation and compliance.
Regulatory Approvals & Compliance
- Prepare drawings and documentation for statutory approvals and submissions.
- Coordinate with liaison teams for approvals from authorities such as JDA, UDH, RERA, Fire Department, and other governing bodies.
- Ensure compliance with NBC guidelines, local building bye-laws, zoning regulations, and applicable codes.
Cost Optimization & Value Engineering
- Support value engineering initiatives by proposing efficient design solutions and material alternatives.
- Collaborate with procurement and QS teams to balance quality, functionality, and cost efficiency.
Consultant & Vendor Management
- Coordinate with external architects, consultants, and drafting agencies.
- Review consultant submissions and ensure timely revisions.
- Maintain drawing registers, documentation records, and version control systems.
Cross-Functional Collaboration
- Support Sales and Marketing teams with architectural inputs for brochures, presentations, renders, and walkthroughs.
- Assist CRM and Facility Management teams in resolving post-handover design-related concerns.
- Prepare design presentations and reports for management review.
Innovation & Sustainability
- Stay updated with emerging architectural trends, sustainable design practices, and smart building technologies.
- Recommend energy-efficient and environmentally responsible design solutions.
- Support implementation of BIM workflows and advanced architectural tools.
Key Performance Indicators (KPIs)
- Timely delivery of architectural drawings and design packages.
- Accuracy and constructability of drawings with minimal site RFIs.
- On-time completion of statutory submissions and approvals.
- Effective consultant coordination and revision turnaround.
- Quality of integrated, clash-free design documentation.
- Support provided for sales, marketing, and stakeholder presentations.
- Adoption and utilization of BIM/Revit and modern design technologies.
Qualifications & Experience
- Bachelor's or Master's Degree in Architecture (B.Arch / M.Arch)
- Valid registration with the Council of Architecture (COA) – Mandatory
- 4–7 years of experience in architecture within a real estate developer, architectural consultancy, or construction organization.
- Minimum 2–3 years of experience handling project execution, consultant coordination, or team leadership responsibilities.
- Experience in residential high-rise, township, or mixed-use developments preferred.
Technical Skills
- Proficiency in AutoCAD, Revit/BIM, SketchUp, and Microsoft Office.
- Strong understanding of construction drawings and detailing.
- Knowledge of NBC, building bye-laws, development regulations, and approval processes.
- Familiarity with sustainable design practices and value engineering principles.
