Position OverviewWe are seeking an experienced Manager, Business Analysis to lead our business analysis function and drive strategic initiatives across our commercial real estate operations. This role will manage a team of business analysts, oversee complex transformation projects, and ensure that business intelligence, process optimization, and technology solutions align with organizational objectives and deliver measurable value to clients.
Key ResponsibilitiesTeam Leadership & Development Lead, mentor, and develop a team of 3-6 business analysts supporting various business units including property management, facilities services, project management, and corporate solutions. Conduct performance reviews, provide coaching, and create development plans that build analytical capabilities and domain expertise. Foster a culture of continuous learning, innovation, and client-centricity within the team.
Strategic Business Analysis Partner with senior leadership to identify strategic opportunities for operational improvement, cost optimization, and service enhancement across the portfolio. Lead complex analysis initiatives including market feasibility studies, service line profitability assessments, portfolio optimization projects, and business case development for major technology investments. Translate strategic objectives into actionable analytics roadmaps.
Requirements Management & Process Design Oversee the elicitation, documentation, and management of business requirements for enterprise initiatives spanning multiple business units. Lead process mapping and redesign efforts that streamline lease administration, work order management, vendor coordination, financial reporting, and client deliverables. Ensure solutions align with industry best practices and regulatory requirements.
Program & Project Oversight Manage the business analysis workstream for large-scale transformation programs including ERP implementations, property management system upgrades, workplace management platform rollouts, and data migration initiatives. Coordinate business analyst assignments across concurrent projects, ensure consistent methodologies, and maintain quality standards for deliverables including business requirements documents, functional specifications, and user acceptance test plans.
Data Analytics & Insights Establish frameworks for performance measurement, financial analysis, and operational reporting across the organization. Define key performance indicators, develop executive dashboards, and deliver insights that inform portfolio strategy, resource allocation, and client relationship management. Champion data-driven decision-making throughout the organization.
Stakeholder Engagement Build and maintain strong relationships with business leaders, functional heads, regional managers, and IT leadership. Facilitate workshops, steering committee meetings, and executive presentations to gather input, build consensus, and communicate analysis findings. Manage expectations across diverse stakeholder groups with competing priorities.
Vendor & Technology Evaluation Lead evaluation and selection processes for business intelligence tools, analytics platforms, property management systems, and other enterprise solutions. Develop evaluation criteria, coordinate product demonstrations, assess vendor capabilities, and make recommendations that balance functionality, cost, and implementation risk.
Governance & Standards Establish and maintain business analysis standards, methodologies, templates, and tools used across the organization. Implement quality assurance processes for requirements documentation and analytical outputs. Ensure compliance with corporate policies, data governance standards, and information security requirements.
Required QualificationsEducation & Experience Bachelor's degree in Business Administration, Finance, Real Estate, Information Systems, or related field; MBA or Master's degree preferred. 7-10 years of progressive experience in business analysis, with at least 3 years in a leadership or management capacity. Experience within commercial real estate, property management, facilities management, or professional services industries strongly preferred.
Leadership Experience Proven track record of building, leading, and developing high-performing analytical teams. Experience managing complex, multi-workstream initiatives involving cross-functional collaboration. Demonstrated ability to influence senior stakeholders and drive organizational change.
Technical Expertise Expert-level proficiency in data analysis and visualization tools including Power BI, Tableau, or similar platforms. Advanced Excel and PowerPoint skills. Strong understanding of SQL, database concepts, and data integration principles. Experience with property management systems (Yardi, MRI, Argus), ERP platforms (SAP, Oracle), or IWMS solutions (Archibus, Planon, Maximo) highly desirable.
Analytical Capabilities Strong strategic thinking and problem-solving skills with ability to analyze complex business challenges from multiple perspectives. Experience with financial modeling, scenario planning, cost-benefit analysis, and business case development. Capability to synthesize information from diverse sources and derive actionable insights.
Industry Knowledge Deep understanding of commercial real estate operations including lease structures, property accounting, CAM reconciliation, facilities maintenance, capital planning, and portfolio management. Knowledge of industry trends including PropTech innovation, ESG reporting, workplace experience, and flexible space solutions. Familiarity with real estate financial metrics and performance benchmarking.
Communication & Influence Exceptional verbal and written communication skills with ability to present complex information to executive audiences. Experience facilitating workshops, leading requirements sessions, and building consensus among stakeholders with diverse perspectives. Skilled at translating business needs into technical requirements and vice versa.
Preferred QualificationsProfessional certification such as CBAP (Certified Business Analysis Professional), PMP (Project Management Professional), or PMI-PBA (Professional in Business Analysis). Six Sigma Green Belt or Black Belt certification. Experience with Agile methodologies and product ownership. Knowledge of change management frameworks and organizational design principles. Background in management consulting or business transformation.

Reporting Structure & ImpactThis role reports to the Director of Business Intelligence or Senior Director of Operations. You will have direct oversight of the business analysis team and collaborate closely with IT leadership, functional business leaders, and client account executives. Your work directly influences strategic decision-making, operational efficiency, and client satisfaction across the organization.
