Job Title: Senior Legal Advisor – Real Estate
Location: Mysore
Job Summary: The Senior Legal Advisor is responsible for leading and overseeing all legal aspects of the organization's real estate operations, including property acquisitions, due diligence, litigation management, regulatory compliance, contract negotiations, and providing strategic legal counsel to the management on all business and development matters.
Key Responsibilities:
Document Verification: Lead the review and verification of property documents, titles, deeds, development agreements, and legal records to ensure compliance with Indian legal standards and safeguard the organization's interests.
Contract Management: Draft, review, negotiate, and finalize complex real estate agreements, including sale deeds, joint development agreements, lease deeds, construction contracts, vendor agreements, and other commercial contracts.
Due Diligence: Supervise comprehensive legal due diligence for land acquisitions, property transactions, and development projects with a strong focus on Karnataka's property laws, land revenue regulations, and statutory compliances.
Legal Compliance: Ensure complete compliance with all applicable local, state, and central laws governing real estate, including RERA, land acquisition laws, municipal regulations, environmental regulations, and other statutory requirements.
Litigation & Dispute Resolution: Lead and manage litigation, arbitration, and dispute resolution matters related to land, property, contracts, and regulatory issues while coordinating with external legal counsel and representing the organization's interests.
Strategic Advisory Role: Serve as the principal legal advisor to the management by providing strategic legal guidance on land acquisitions, project structuring, joint ventures, commercial transactions, risk management, and business expansion initiatives.
Regulatory Liaison: Liaise with government departments, revenue authorities, regulatory bodies, and statutory authorities to obtain approvals, resolve legal issues, and facilitate smooth execution of real estate projects.
Policy Development: Develop, implement, and periodically update legal policies, compliance frameworks, standard documentation, and internal procedures to strengthen governance and minimize legal risks.
Qualifications:
· Education: Bachelor's degree in Law (LLB) is mandatory; a Master's degree (LLM) or specialization in Real Estate, Property, or Corporate Law will be an added advantage.
· Licensure: Licensed to practice law in Karnataka.
· Experience: Minimum of 8-12 years of post-qualification experience in real estate law, with extensive expertise in land acquisition, title verification, litigation, contract management, and legal advisory for real estate development projects.
· Knowledge: Comprehensive understanding of Karnataka's property laws, land revenue regulations, RERA, registration procedures, municipal laws, regulatory frameworks, and end-to-end real estate transaction processes.
Skills:
· Proficiency in Kannada and English, both written and spoken.
· Strong leadership, analytical, and strategic decision-making abilities.
· Excellent negotiation, drafting, and communication skills.
· High attention to detail with exceptional legal documentation and contract review capabilities.
· Ability to independently manage complex legal matters while effectively leading and mentoring junior legal professionals.
· Proficiency in legal research and familiarity with legal databases.
Working Conditions:
· Full-time position; may require frequent travel to project sites, courts, government departments, regulatory offices, and other locations within Karnataka and across the country as per business requirements.
· Ability to work under pressure, manage multiple legal matters simultaneously, and meet critical business deadlines.
