Role Purpose
The Site In-charge is the most senior person on the Washim construction site and has full ownership of the 30000Sft. Ground floor structure and allied plant developement project. Every activity on this site — from dewatering to terrace waterproofing — is this person's responsibility.
The role requires someone who can live and work at washim full-time for 24 months, build strong working relationships with the client's team, and drive a commitment-based project delivery.
Scope of Work & Key Responsibilities
- Own the complete construction sequence from project planning to handover — prepare the detailed L2 programme and update it weekly.
- Achieve and maintain a focused work progress.
- Conduct daily site meeting with supervisors at 8:30 AM every working day — issue the day's
work plan; review previous day's DPR.
- Manage all construction activities: excavation, dewatering, raft foundation, retaining walls,
all floor slabs, columns, beams, brickwork, plaster, waterproofing.
- Ensure no activity commences without IFC drawing approval; raise RFIs immediately for any drawing discrepancy.
- Manage all subcontractors deployed on site — civil labour, bar benders, shuttering carpenters, waterproofing, tiling, plumbing rough-in.
- Monitor subcontractor productivity daily against benchmarks
- Replace underperforming subcontractors with 7-day notice; maintain backup contractor
contacts for all critical trades.
- Attend all client site meetings; present weekly progress update using photos and measurements — not words alone.
- Manage the RFI register: respond to or escalate every RFI within 3 working days of receipt.
- Maintain a site instruction register: every client instruction logged, dated, and acknowledged.
- Coordinate with structural consultant for inspection hold points; ensure no critical activity proceeds without consultant approval.
- Prepare monthly RA bill with full measurement sheets by 3rd of each month; submit to Sr. PM by 4th.
- Maintain quantity consumed register — track actual vs BOQ quantities for steel, cement, concrete, brickwork monthly.
- Raise variation notices to Sr. PM within 7 days of any client-directed scope change or unforeseen condition.
- Conduct safety toolbox talk every Monday morning before work commences — attendance register maintained.
- Ensure 100% PPE compliance: any worker without helmet, safety shoes, or harness (at height) is removed from site immediately.
- Maintain BOCW compliance: worker register, welfare facilities, first aid box, drinking water, sanitation.
- Investigate every near-miss within 24 hours; submit incident report to MD same day.
Qualifications & Experience
- B.E. / B.Tech. Civil Engineering — minimum; M.Tech. Structural preferred
- 6–12 years in building construction; minimum 2 full projects completed as resident engineer or site in-charge on RCC Structures in industrial or commercial sector.
- Basement construction experience (dewatering system, retaining walls, waterproofing) —strongly preferred
- Experience managing bar-bending, shuttering, and concrete works for a full RCC framed structure
- Ability to read and check structural rebar drawings independently — bar bending schedule, lap lengths, cover blocks
- Working knowledge of IS 456 (Plain and Reinforced Concrete) and IS 2502 (Bending and Fixing Bars)
- Willing and able to be resident at Aurangabad for the full 24-month project duration
- Marathi language proficiency — essential for managing local subcontractors and labour
Competencies & Soft Skills
- Site leadership — commands respect from subcontractors and workers; does not need the Sr. PM present to get things done
- Problem-solving under constraints — able to find workarounds for dewatering failures, late material deliveries, and design gaps at 7 AM.
- Discipline — maintains daily records, measurement sheets, and safety registers without being reminded
- Client management — professional, responsive, and solution-oriented in all client interactions
- Physical stamina — this is a full-time site role; candidate must be comfortable being on the construction floor daily.
