Role Summary: The role involves independently managing all legal, regulatory and compliance matters related to real estate development projects. This includes drafting and vetting documentation, overseeing litigation, handling land acquisition due diligence, managing RERA and society-related compliance, supervising corporate secretarial activities and coordinating with internal stakeholders, external lawyers, consultants and statutory authorities.
Key Responsibilities:
· Lead and manage the Company’s legal function, including team supervision and external counsel management.
· Act as a strategic advisor to senior management on legal, regulatory, and risk-related matters.
· Provide legal advice and support on real estate transactions including acquisitions, leases, joint ventures, Redevelopment documentationand development agreements.
· Draft, review, and negotiate a wide range of real estate contracts and legal documents. Provide commercially viable legal solutions in transactions.
· Ensure compliance with applicable laws, regulations, and internal policies.
· Interface with authorities such as SRA, MHADA, Revenue Authorities, and Sub-Registrar offices
· Liaise with external legal counsel, government authorities, and regulatory bodies.
· Manage litigation strategy, including briefing and managing external counsel
· Handle disputes relating to land, redevelopment, tenancy, and contractual matters.
· Conduct legal due diligence for land and property acquisitions.
· Advise on RERA, land use, zoning, and title clearance issues.
· Support cross-functional teams including project, finance, and business development teams. Support project lifecycle from acquisition to completion.
· Monitor legal risks in real estate documentation and advise on risk mitigation strategies.
· Identify legal risks across projects and implement robust mitigation frameworks.
· Establish internal SOPs and documentation standards.
Required Qualifications & Experience:
- LLB/LLM from a recognized university.
- 10–15 years of post-qualification experience in real estate law, preferably with a mix of law firm and in-house experience.
Required Skills:
- Strong expertise in Title due diligence and land acquisition structuring, Development agreements, joint ventures, conveyancing, RERA compliance and advisory, Stamp duty, registration and land revenue records (7/12, property cards, etc.)
- In-depth working knowledge of: Society Redevelopment, SRA framework and authorities, DCPR 2034, MHADA redevelopment, etc.
- Proven experience in handling complex negotiations and high-value transactions.
- Strong leadership, stakeholder management and decision-making abilities.
- Fluency in Marathi (preferred)
