Position: Maintenance Manager
Role Purpose
The Maintenance Manager is responsible for planning, organizing, and supervising all engineering and maintenance activities to ensure uninterrupted operation of hospital infrastructure, medical utility systems, and equipment. The role ensures compliance with healthcare regulations, preventive maintenance schedules, safety standards, and optimal functioning of electrical, mechanical, plumbing, HVAC, and civil facilities to provide a safe environment for patients, visitors, and staff.
Key Responsibilities
1. Facility & Infrastructure Maintenance
- Oversee maintenance of the hospital building, civil structures, and landscaping.
- Ensure smooth functioning of electrical, plumbing, HVAC, firefighting, elevators, and utility systems.
- Maintain uninterrupted operations of all critical hospital infrastructure.
- Coordinate repair and renovation projects with minimal disruption to hospital operations.
2. Preventive & Breakdown Maintenance
- Develop and implement preventive maintenance schedules.
- Monitor maintenance activities through CMMS or maintenance logs.
- Ensure timely rectification of breakdowns.
- Analyze recurring failures and implement corrective actions.
3. Utilities Management
Manage and monitor:
- DG Sets
- Electrical panels and transformers
- UPS systems
- HVAC & Air Handling Units (AHU)
- Chillers
- Medical Gas Pipeline System (MGPS)
- Water treatment plants
- RO Plant
- Sewage Treatment Plant (STP)
- Effluent Treatment Plant (ETP)
- Boilers and Hot Water Systems
- Solar Power Systems (if applicable)
4. Vendor & AMC Management
- Manage Annual Maintenance Contracts (AMC).
- Evaluate vendor performance.
- Coordinate external service providers.
- Verify work completion and service quality.
- Process vendor bills and documentation.
5. Statutory Compliance
Ensure compliance with:
- NABH Standards
- Fire & Safety Regulations
- Electrical Inspectorate Requirements
- Pollution Control Board norms
- Lift Inspectorate
- Boiler Inspectorate (if applicable)
- Local Municipal Regulations
- Biomedical Waste Management support requirements
Maintain all statutory records and inspection documents.
6. Safety & Risk Management
- Conduct routine safety inspections.
- Ensure emergency power backup readiness.
- Monitor firefighting systems.
- Prepare disaster management plans.
- Participate in mock drills.
- Ensure safe work practices during maintenance.
7. Budget & Cost Control
- Prepare annual maintenance budgets.
- Monitor maintenance expenditure.
- Optimize utility consumption.
- Implement energy-saving initiatives.
- Control inventory of engineering spares.
8. Team Management
- Supervise engineers, technicians, electricians, plumbers, HVAC technicians, and support staff.
- Allocate daily work schedules.
- Conduct performance reviews.
- Organize technical training and skill development.
Qualifications & Experience
- B.E. / B.Tech / Diploma in Mechanical, Electrical, or related engineering discipline.
- 5 years of experience
- Strong exposure to preventive maintenance systems and maintenance automation tools.
Pay: ₹30,000.00 - ₹35,000.00 per month
