Job Responsibilities: Property Manager (Technical – MEP)
1. MEP Systems Operations & Maintenance
- Oversee end-to-end operation, maintenance, and performance of all Mechanical, Electrical, and Plumbing (MEP) systems.
- Ensure optimal functioning of HVAC systems, electrical distribution panels, DG sets, transformers, STP/ETP plants, fire fighting systems, and water supply networks.
- Develop and implement preventive and predictive maintenance schedules.
- Monitor system performance using and ensure timely corrective actions.
2. Vendor & AMC Management
- Manage and supervise third-party vendors, contractors, and AMC (Annual Maintenance Contract) service providers.
- Define SLAs, KPIs, and ensure compliance with contractual obligations.
- Evaluate vendor performance and recommend renewals or replacements.
- Verify and certify vendor invoices based on service delivery and contract terms.
3. Compliance & Safety
- Ensure compliance with all statutory regulations, including electrical safety, fire safety, environmental norms, and local authority requirements.
- Coordinate inspections and audits with regulatory bodies.
- Maintain up-to-date documentation for licenses, permits, and certifications.
- Enforce workplace safety practices and conduct periodic safety drills.
4. Energy Management & Sustainability
- Monitor energy consumption and implement energy conservation measures.
- Identify opportunities for cost savings through efficiency improvements.
- Track utility usage (electricity, water, fuel) and prepare analytical reports.
- Promote sustainability initiatives such as water recycling, solar systems, and green building practices.
5. Breakdown Management & Troubleshooting
- Ensure quick response and resolution of MEP-related breakdowns.
- Conduct root cause analysis (RCA) for recurring issues and implement corrective/preventive actions.
- Maintain adequate inventory of critical spares and consumables.
6. Budgeting & Cost Control
- Prepare and manage annual budgets for MEP operations and maintenance.
- Track expenses and ensure adherence to budgetary limits.
- Optimize operational costs without compromising system reliability and safety.
7. Documentation & Reporting
- Maintain detailed records of maintenance logs, service reports, asset registers, and compliance documentation.
- Generate periodic MIS reports on system performance, incidents, and maintenance activities.
- Track asset lifecycle and recommend upgrades or replacements.
8. Team Management
- Lead and supervise in-house technical staff and maintenance teams.
- Assign tasks, monitor performance, and provide technical guidance.
- Conduct training programs to enhance team competency and safety awareness.
9. Stakeholder Coordination
- Act as the technical point of contact for tenants, occupants, and management.
- Address technical complaints and ensure timely resolution.
- Collaborate with other departments such as security, housekeeping, and administration for smooth property operations.
10. Project & Fit-Out Coordination
- Review and approve MEP designs and drawings.
- Coordinate with consultants, architects, and contractors during any project execution.
- Ensure all installations comply with property standards and statutory norms.
- Supervise testing, commissioning, and handover processes.

Pay: ₹35,000.00 - ₹45,000.00 per month
