Job Summary
We are looking for an experienced Facility Manager to manage the day-to-day operations of residential apartment communities. The candidate will be responsible for overseeing technical and soft services, ensuring excellent customer service, maintaining statutory compliance, and delivering efficient facility management services.
Key Roles & Responsibilities
- Manage the overall operations and maintenance of the residential apartment community.
- Supervise technical services, including Electrical, Plumbing, DG, STP/WTP, Fire & Safety, HVAC, Lift, and MEP systems.
- Oversee housekeeping, security, horticulture, pest control, waste management, and other soft services.
- Ensure preventive and breakdown maintenance activities are carried out as per schedule.
- Conduct daily site inspections and monitor the quality of all facility services.
- Coordinate with apartment association members, residents, and committee members to address operational requirements and resolve complaints.
- Manage vendors, AMC contractors, and service providers to ensure timely service delivery.
- Prepare monthly reports, MIS, maintenance schedules, and operational updates.
- Monitor operational expenses and ensure effective cost control within the approved budget.
- Ensure statutory compliance, safety regulations, and company policies are followed at all times.
- Handle emergency situations and ensure quick resolution of technical and operational issues.
- Monitor staff attendance, performance, grooming, and discipline.
- Coordinate with the HR team for manpower planning, recruitment, onboarding, and training.
- Ensure timely closure of resident complaints and maintain high customer satisfaction.
- Support audits and ensure documentation is maintained accurately.
Required Skills
- Strong leadership and team management skills.
- Excellent communication and client relationship management.
- Good knowledge of MEP systems and residential facility operations.
- Experience in vendor management, budgeting, and cost control.
- Knowledge of statutory compliance and safety regulations.
- Proficiency in MS Excel, Word, and MIS reporting.
- Ability to handle multiple priorities and resolve operational issues effectively.
Pay: ₹35,000.00 - ₹38,000.00 per month
