Job Summary
The Legal Manager is responsible for overseeing all legal matters related to the company's real estate projects, ensuring legal compliance, managing land and property documentation, handling litigation, coordinating with government authorities, supporting sales and finance teams, and mitigating legal risks associated with land acquisition, development, and customer transactions.
Key Responsibilities1. Land Acquisition & Due Diligence
- Conduct legal due diligence for land acquisition.
- Verify title deeds, parent documents, ECs, patta, chitta, adangal, FMB sketches, and survey records.
- Identify legal risks related to property ownership.
- Coordinate with advocates for legal opinions.
- Ensure clear and marketable title before acquisition.

- Construction Agreements
- Joint Venture (JV) Agreements
- Joint Development Agreements (JDA)
- Memorandum of Understanding (MOU)
- Power of Attorney

- Employment-related legal documents
- Standardize legal templates for company use.
3. Project Legal Compliance
- Ensure compliance with:
- RERA
- Registration Act
- Stamp Duty Act
- Transfer of Property Act
- Local Development Authority regulations
- Municipal and Panchayat approvals
- Environmental regulations
- Monitor statutory compliance throughout project execution.
4. Approvals & Liaison
- Coordinate with:
- Registration Department
- Revenue Department
- CMDA/DTCP/Local Planning Authorities
- Corporation/Municipality
- Panchayat Offices
- Survey Department
- Legal Consultants
- Follow up for approvals and registrations.
5. Banking & APF Coordination
- Coordinate with banks for Approved Project Finance (APF).
- Submit required legal documents.
- Address legal queries raised by banks.
- Ensure timely approval from financial institutions.
6. Customer Legal Support
- Handle customer legal queries.
- Explain title documents and approvals.
- Assist during registration.
- Coordinate with sales and CRM teams.
- Resolve customer legal concerns.
7. Litigation Management
- Coordinate with external advocates.
- Prepare case documents.
- Attend court proceedings when required.
- Monitor ongoing litigation.
- Maintain litigation records and status reports.
- Recommend strategies to minimize legal exposure.
8. Contract Management
- Review contracts before execution.
- Ensure contractual obligations are legally sound.
- Maintain contract repository.
- Monitor contract validity and renewals.
9. Property Registration
- Coordinate execution and registration of:
- Sale Deeds
- Construction Agreements
- Lease Deeds
- Power of Attorney
- Liaise with Sub-Registrar Offices.
- Ensure proper stamp duty compliance.
10. Risk Management
- Identify legal risks in projects.
- Advise management on legal implications.
- Develop preventive legal strategies.
- Minimize disputes and financial exposure.
11. Legal Record Management
- Maintain physical and digital legal records.
- Organize project-wise documentation.
- Maintain survey number-wise document registers.
- Ensure secure document storage and retrieval.

Required Qualifications
- Bachelor's Degree in Law (LLB) – Mandatory
- Master's Degree in Law (LLM) – Preferred
- Enrollment with the Bar Council is an added advantage.
Pay: ₹25,000.00 - ₹35,000.00 per month
Work Location: In person
