Job Description – Purchase / Procurement Manager (Real Estate)
We are looking for an experienced Purchase / Procurement Manager to manage end-to-end procurement activities for residential and commercial real estate projects. The ideal candidate will be responsible for strategic sourcing, vendor development, contract negotiations, procurement planning, cost optimization, inventory coordination, and timely material availability to ensure uninterrupted project execution.
Key Responsibilities
- Handle complete procurement cycle for construction and infrastructure projects.
- Source, evaluate, and onboard reliable vendors and suppliers.
- Negotiate prices, payment terms, contracts, and delivery schedules.
- Prepare and process Purchase Requisitions (PR), Request for Quotations (RFQ), Comparative Statements, Purchase Orders (PO), and Work Orders.
- Procure civil, structural, finishing, electrical, plumbing, HVAC, firefighting, MEP, hardware, sanitary, tiles, marble, steel, cement, TMT, aluminum, glass, paint, wood, modular kitchen, elevators, and other construction materials.
- Coordinate with Project Managers, Site Engineers, Architects, QS, Stores, Accounts, and Vendors for material planning.
- Monitor inventory levels and ensure timely replenishment.
- Track material delivery schedules and resolve supply chain issues.
- Develop long-term relationships with vendors for competitive pricing.
- Conduct vendor performance evaluations and maintain approved vendor database.
- Analyze market trends, material price fluctuations, and alternate sourcing opportunities.
- Ensure procurement within approved budgets while maintaining quality standards.
- Prepare cost comparisons and recommend value engineering opportunities.
- Ensure compliance with company procurement policies and statutory requirements.
- Maintain procurement MIS reports, documentation, and audit records.
- Coordinate with finance for invoice verification and payment processing.
- Support multiple project sites with timely procurement planning.
