Key Responsibilities:
Liaisoning & Government Approvals
Lead all liaisoning activities with government authorities, planning authorities, municipal corporations, town planning departments, and statutory bodies.
Obtain building permissions, commencement certificates, layout approvals, NOCs, occupancy certificates, and other statutory approvals.
Coordinate with external consultants and regulatory agencies to ensure timely approvals.
Maintain strong relationships with approval authorities and government departments.
Building Permission & Statutory Compliance
Prepare, review, and submit architectural drawings and documentation required for statutory approvals.
Ensure compliance with Development Control Regulations (DCR), UDCPR, local building by-laws, and applicable regulations.
Monitor changes in regulatory policies and advise management on compliance requirements.
RERA Compliance & Documentation
Manage end-to-end RERA registration processes for real estate projects.
Prepare and verify project-related documentation required for RERA registration and updates.
Coordinate with legal, finance, sales, and project teams for RERA compliance.
Monitor ongoing RERA obligations and statutory submissions.
RERA Calculations & Planning Support
Perform and verify FSI calculations, saleable area calculations, carpet area calculations, loading analysis, and other RERA-related computations.
Ensure project documentation aligns with approved plans and RERA regulations.
Support project feasibility studies from planning and regulatory perspectives.
Environmental Clearance & Sustainability Compliance
Coordinate environmental approval processes and statutory clearances.
Liaise with environmental consultants and regulatory authorities.
Ensure compliance with environmental regulations, sustainability guidelines, and approval conditions.
Track environmental commitments and compliance requirements throughout project execution.
Architectural & Master Planning Coordination
Review architectural designs, layouts, and master plans for regulatory compliance.
Support master planning initiatives for luxury townships and horizontal developments.
Coordinate with architects, planners, infrastructure consultants, and landscape consultants.
Ensure alignment between approved master plans and project execution.
Documentation & Record Management
Maintain accurate records of all approvals, submissions, permits, and correspondence.
Track approval timelines and proactively follow up with authorities.
Prepare periodic status reports for senior management.
Minimum 5 years of experience in Real Estate, Township Development, or Large-Scale Residential Projects.
