Job Summary:
The Senior Manager – Rental is responsible for overseeing the institution's rental and lease portfolio, including identifying suitable properties, negotiating lease agreements, managing landlord relationships, and ensuring cost-effective utilization of rental assets. The role supports the organization's expansion plans by ensuring timely acquisition and management of facilities while maintaining compliance with legal and financial requirements.
Key Responsibilities:
- Develop and implement rental and leasing strategies aligned with the institution's expansion and operational requirements.
- Identify, evaluate, and negotiate rental properties for schools, administrative offices, staff accommodation, and other institutional needs.
- Lead lease negotiations to secure favorable commercial terms, renewals, and contract amendments.
- Build and maintain strong relationships with landlords, property owners, brokers, and developers.
- Coordinate property due diligence, documentation, legal verification, and statutory approvals before lease execution.
- Monitor lease agreements, rental payments, renewals, escalation clauses, security deposits, and contract compliance.
- Collaborate with Legal, Finance, Administration, Projects, and Operations teams to ensure seamless lease management.
- Prepare rental budgets, cost analyses, and financial forecasts related to leasing activities.
- Ensure timely resolution of landlord concerns, facility-related issues, and lease disputes.
- Conduct market research to benchmark rental rates and identify cost-saving opportunities.
- Maintain accurate records of lease agreements, property documents, and rental databases.
- Support new campus expansion projects by coordinating site selection and property acquisition activities.
- Prepare periodic MIS reports and management dashboards on lease portfolio performance.
- Ensure compliance with organizational policies, contractual obligations, and applicable statutory requirements.
- Lead and mentor the rental and property management team.
- Perform additional responsibilities assigned by the Management.
Qualification:
- Bachelor's Degree in Business Administration, Commerce, Real Estate, Civil Engineering, Property Management, or a related field.
- MBA in Marketing, Real Estate, Operations, or a related specialization is preferred.
Experience:
- 8–12 years of experience in leasing, property management, real estate, facilities management, or rental administration.
- Minimum 3–5 years of experience in a managerial role.
- Experience in educational institutions, commercial real estate, retail, or corporate expansion projects is preferred.
