Role Summary:
We are looking for an ambitious, target-driven Manager (BDM) to build and manage a high-performing lead qualification and pre-sales team. The ideal candidate will oversee the handling, profiling, and distribution of inbound real estate inquiries. You will be responsible for driving team productivity, ensuring strict CRM compliance, and maximizing the lead-to-meeting conversion rate to feed our closing sales ecosystem.
Preferred Qualifications:
- Education: Graduate in any discipline (Business or Marketing background preferred).
- Experience: 3 to 5 years of total experience in real estate sales/pre-sales, with at least 1–2 years in a Team Leader role.
- Industry Focus: Direct experience in Mumbai's commercial leasing or premium residential real estate sector is highly advantageous.
Key Performance Indicators (KPIs):
- Team response time to fresh inquiries
- Total number of qualified leads generated per month
- Team Lead-to-Meeting conversion ratio
- Data accuracy and follow-up efficiency in CRM
- Overall team retention and individual productivity metrics
Key Responsibilities
- Team Management & Mentorship: Train, and manage a team of Business Development Executives/Lead Specialists.
- Performance Monitoring: Conduct daily huddles and weekly reviews to track KPIs like dial rates, response time, and meeting ratios.
- Lead Qualification Oversight: Ensure the team properly screens inbound inquiries from digital portals and marketing campaigns.
- CRM Discipline & Integrity: Supervise data entry and pipeline tracking in the CRM system to prevent lead leakage.
- Escalation & Support: Step into critical or complex client interactions to successfully secure high-value property meetings.
- Inter-departmental Coordination: Bridge the gap between marketing, the pre-sales team, and final closing sales personnel.
- Strategy Alignment: Identify bottlenecks in lead conversion and optimize call scripts or team strategies accordingly.
- Sales Psychology: Excellent upselling capabilities with strong negotiation and problem-solving skills
Key Skills & Requirements:
- Geographical Expertise: Extensive knowledge of Mumbai geography and major commercial/residential micro-markets.
- Leadership Capabilities: Proven experience managing, coaching, and motivating a team in a target-driven setup.
- Communication Mastery: Professional verbal and written proficiency in English and Hindi.
- Tech-Savvy Skillset: In-depth working knowledge of CRM software (Salesforce, LeadSquared, etc.) and MS Excel.
