Key Responsibilities
- Site Acquisition & Expansion: Identify new high-visibility sites (mall, high street, residential hubs) that meet brand criteria and support store expansion targets.
- Market Research: Conduct market benchmarking, trade zone analysis, competitive mapping, and consumer demographic studies to identify "white space" for new stores.
- Lease Negotiations: Negotiate commercial lease terms, including rentals, fit-out periods, security deposits, exit clauses.
- Financial Feasibility: Perform detailed commercial feasibility studies, including P&L forecasting, ROI projections, and payback period analysis to secure approval from leadership.
- Stakeholder Management: Build and maintain strong relationships with landlords, developers, brokers, and local authorities.
- Coordination: Collaborate with internal departments (operations, design, legal, marketing) to ensure smooth project deliverables pre- and post-construction.
- Portfolio Optimization: Review existing lease portfolios for renewals, rent renegotiations, or closures to minimize risks.
Required Skills & Qualifications
- Experience: 3–5 years in real estate, specifically within F&B, QSR (Quick Service Restaurants), or retail industries.
- Knowledge: Strong understanding of local market dynamics, including local market knowledge (e.g., in specific cities like Bengaluru, Mangalore, Andhra ).
- Negotiation Skills: Excellent interpersonal skills with proven capability in negotiating tough commercial terms.
