Job Summary
We are seeking an experienced and result-oriented Purchase Manager to oversee procurement activities for residential and commercial real estate projects. The ideal candidate should possess strong expertise in vendor management, strategic sourcing, contract negotiations, cost optimization, and procurement planning. Candidates with proven experience in high-rise construction projects and extensive knowledge of construction materials, MEP procurement, finishing materials, and project procurement will be preferred.
Key Responsibilities
Procurement & Strategic Sourcing

Develop and implement procurement strategies aligned with project timelines and business objectives.

Source quality vendors and suppliers for civil, MEP, finishing, infrastructure, and interior materials.

Identify alternate suppliers to ensure competitive pricing and uninterrupted material supply.

Prepare and execute procurement plans for multiple ongoing projects.
Vendor Management
-
Develop and maintain a strong vendor and supplier network.
-
Evaluate vendors based on quality, pricing, delivery performance, and reliability.
-
Conduct vendor registration, performance evaluation, and periodic audits.
-
Build long-term relationships with strategic suppliers.
Purchase Operations
-
Manage end-to-end procurement processes from purchase requisition to purchase order issuance.
-
Ensure timely procurement of materials as per project schedules.
-
Monitor inventory levels to avoid shortages or excess stock.
-
Coordinate with project teams for material planning and delivery schedules.
Cost Control & Negotiation
-
Negotiate commercial terms, pricing, payment terms, and delivery schedules with suppliers.
-
Identify opportunities for cost savings without compromising quality.
-
Prepare comparative statements (CS), rate analysis, and vendor comparison reports.
-
Monitor market trends and material price fluctuations.
Contract & Documentation
-
Draft and manage purchase orders, work orders, agreements, and procurement contracts.
-
Ensure compliance with company procurement policies and contractual obligations.
-
Maintain procurement documentation, vendor records, quotations, and approvals.
Coordination
-
Collaborate closely with Project, Planning, Engineering, Finance, Stores, QS/Billing, and Accounts departments.
-
Coordinate with site teams to ensure timely delivery of materials.
-
Resolve procurement-related issues affecting project execution.
Compliance & Quality
-
Ensure procurement complies with company policies and statutory regulations.
-
Verify material specifications and quality standards before procurement.
-
Coordinate with QA/QC teams for material approvals where applicable.
Reporting & MIS
-
Prepare procurement reports, vendor performance reports, purchase budgets, and cost analysis.
-
Maintain procurement dashboards and MIS reports for management review.
-
Track procurement KPIs and identify process improvement opportunities.

Qualifications

Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, Supply Chain Management, or related discipline.

MBA/PGDM in Supply Chain Management or Operations will be an added advantage.
Preferred Experience
-
Minimum 8 years of procurement experience in the Real Estate/Construction industry.

Experience in residential high-rise projects is highly preferred.

Strong understanding of construction materials, MEP procurement, finishing works, and project procurement cycles.

Proven experience in handling large procurement budgets.

Existing network of reputed suppliers and vendors across North India will be an advantage.
