Role Summary
The Project Manager will represent the developer on site and will be responsible for end-to-end execution control, including:
Programme and milestone management
Luxury-grade quality and finishes
Contractor and consultant management
Design and interface coordination
Measurement, billing coordination, and cost awareness
Execution governance and reporting
The role carries full on-site accountability for delivery outcomes.
Key Responsibilities
1. Programme & Timeline Ownership
Prepare, own, and drive the master construction programme
Run weekly and daily coordination meetings
Track look-ahead schedules and milestone adherence
Identify slippages early and implement corrective actions
2. Quality & Finishes Control (Critical)
Enforce execution as per approved drawings, specifications, and mock-ups
Review and freeze materials, samples, and finishes
Reject non-conforming workmanship decisively
Ensure consistency of luxury finishes across all units and common areas
3. Contractor & Site Control
Act as the single command point for main contractor and subcontractors
Review and approve method statements and work sequencing
Control variations, claims, and delay justifications
Enforce site discipline, QA/QC, and safety compliance
4. Design & Interface Coordination
Coordinate architecture, structure, MEP, façade, and interior consultants
Identify and resolve clashes before execution
Ensure buildability without compromising design intent
5. Measurement, Billing & Cost Awareness
Coordinate and validate contractor measurements and running bills
Liaise with finance and procurement teams
Track cost impact of execution decisions
Flag commercial risks and potential overruns early
6. Reporting & Governance
Provide structured weekly reporting on:
Programme status
Quality risks
Commercial exposure
Decisions required
Maintain risk registers and decision logs
7. Handover & Close-Out
Drive snag-free handover planning
Ensure timely de-snagging and documentation
Coordinate statutory inspections and OC readiness
Mandatory:
At least one completed residential high-rise
End-to-end exposure from excavation to handover
Prior experience as:
Developer-side Project Manager, or
Senior site lead with full execution authority
