Job Responsibilities of MEP Manager
(Corporate Interior Fit-Out – Mumbai)
1. MEP Project Planning & Leadership
-
Lead the overall MEP planning, execution and delivery for corporate interior fit-out projects.
-
Review and establish the MEP execution strategy covering HVAC, Electrical, Plumbing, Fire Fighting, ELV and associated systems.
-
Review project scope, design intent, specifications, BOQ and contract requirements to establish clear MEP deliverables.

Coordinate with Project Director/Project Manager, client, design consultants, architects, vendors and specialist contractors.
-
Develop MEP execution priorities aligned with the overall project programme, milestones and client handover requirements.
-
Identify key MEP risks, constraints and long-lead requirements at an early stage and drive mitigation.
2. Design Review & Technical Coordination
-
Review and coordinate MEP design drawings, specifications and calculations before issue for execution.
-
Lead technical coordination between HVAC, Electrical, Plumbing, Fire Fighting, ELV and Interior Design disciplines.
-
Ensure MEP design is practical, coordinated and suitable for site execution within the constraints of a corporate fit-out.

Review and resolve design discrepancies, RFIs, technical queries and site-related design issues.
-
Coordinate with landlord/building MEP teams for base-building interfaces, capacities, connection points and operational constraints.
-
Ensure all design changes are properly recorded, reviewed, approved and communicated to the site team.
3. Site Execution & Supervision
-
Lead and monitor day-to-day MEP site execution through the MEP team and specialist contractors.
-
Ensure installation is carried out as per approved drawings, specifications, method statements and applicable standards.
-
Supervise and coordinate HVAC, electrical, plumbing, firefighting and ELV contractors and specialist vendors.
-
Ensure proper sequencing of MEP works with civil, architectural and interior fit-out activities.
-
Drive site productivity and ensure manpower, materials, tools and equipment are adequately planned.
-
Conduct regular site walks and provide clear direction for resolving execution constraints and interface issues.
4. MEP Coordination – Critical for Corporate Fit-Out
-
Lead multidisciplinary coordination between MEP services and architectural/interior elements.
-
Coordinate HVAC services with ceiling layouts, partitions, lighting and other ceiling-mounted systems.
-
Coordinate electrical services with furniture, workstations, power/data requirements and equipment layouts.
-
Coordinate fire fighting and fire alarm systems with ceiling, partition and architectural requirements.
-
Coordinate MEP services with joinery, doors, access panels, raised flooring and other interior elements.
-
Drive clash resolution through coordinated/shop drawings and site coordination meetings.
-
Ensure MEP interfaces with landlord/base-building systems are clearly defined and executed.
5. Quantity, Commercial & Cost Control
-
Review and validate MEP BOQs, quantities and scope allocations.
-
Monitor material consumption against approved BOQ and project requirements.
-
Review contractor measurements, RA bills and supporting documentation before certification.
-
Track variations, omissions, additions and potential claims and ensure timely commercial assessment.
-
Support cost-control initiatives and identify opportunities for value engineering without compromising functionality or quality.
-
Monitor procurement commitments and cost implications of design changes and client instructions.
6. Procurement & Material Management
-
Review MEP material submittals, technical compliance and proposed alternatives.
-
Coordinate procurement of long-lead and critical MEP equipment/materials in line with the project programme.
-
Monitor material approvals, purchase orders, manufacturing, delivery and site availability.
-
Ensure delivered materials are as per approved make, model, specification and quantity.
-
Coordinate with vendors for technical submissions, factory inspections where required, delivery and installation support.
7. Project Scheduling & Progress Monitoring
-
Develop and maintain the MEP execution programme in coordination with the master project schedule.
-
Track MEP progress against baseline programme and key project milestones.
-
Identify critical path activities, delays and interface constraints and drive recovery actions.
-
Coordinate MEP activities around ceiling closure, testing, commissioning, authority inspections and handover milestones.
-
Provide accurate MEP progress updates, look-ahead plans and recovery plans to the project leadership team.
8. Quality Control & Compliance
-
Ensure all MEP works meet approved specifications, project quality standards and client requirements.
-
Establish inspection and testing plans, checklists and quality control procedures for MEP installations.
-
Review inspection requests, test reports and quality records and ensure timely closure of observations.
-
Ensure installation tolerances, workmanship and equipment installation requirements are maintained.
-
Ensure compliance with applicable codes and standards including NBC, NFPA and relevant local authority/landlord requirements.
-
Drive preventive quality measures to minimize rework, snags and defects.
9. Safety & Site Compliance
-
Ensure safe execution of all MEP activities, particularly electrical works, hot works, lifting, working at height and confined-space activities.
-
Coordinate with the project HSE team to implement MEP-specific safety controls and permits.
-
Ensure contractors comply with approved risk assessments, method statements and safety procedures.
-
Participate in safety inspections and toolbox talks and ensure corrective actions are closed.
-
Stop and escalate unsafe work practices where necessary.
10. Testing, Commissioning & Handover
-
Lead the planning and execution of MEP testing and commissioning activities.
-
Coordinate HVAC testing, balancing and commissioning of equipment and systems.
-
Coordinate electrical testing including IR, continuity, functional and load testing as applicable.
-
Coordinate testing and commissioning of fire alarm, firefighting, plumbing and ELV systems.
-
Ensure integrated system testing is completed where required, including interfaces with landlord/base-building systems.
-
Review commissioning reports, test certificates and performance records.
-
Drive snag closure and ensure all MEP systems are fully functional before client handover.
11. Documentation, Reporting & Closeout
-
Ensure timely preparation and approval of shop drawings, material submittals, method statements, RFIs and technical submissions.
-
Maintain MEP trackers covering drawings, approvals, procurement, inspections, testing, snags and handover.
-
Prepare and review regular MEP progress reports and management updates.
-
Ensure accurate as-built drawings, O&M manuals, warranties, test certificates and statutory/authority documentation.
-
Coordinate final documentation and ensure complete MEP closeout before project completion.
-
Support final handover to the client, facility management team and relevant building/landlord representatives.
12. Team Management & Stakeholder Coordination
-
Lead and mentor the MEP team and define responsibilities across disciplines.
-
Set priorities, review performance and ensure timely completion of MEP deliverables.
-
Conduct regular coordination meetings with contractors, consultants, vendors and project stakeholders.
-
Maintain effective communication between design, commercial, procurement, construction, QA/QC and HSE teams.
-
Escalate critical technical, commercial, programme and stakeholder issues with recommended solutions.
-
Represent the MEP function in client, consultant and landlord coordination meetings.
Additional Skills Required

Strong leadership, coordination, communication and decision-making skills.

Strong knowledge of corporate interior fit-out MEP systems and building/landlord interfaces.
-
Good understanding of NBC, NFPA, local authority norms and relevant statutory requirements applicable to Mumbai projects.
-
Ability to read and coordinate HVAC, electrical, plumbing, firefighting and ELV drawings.
-
Strong understanding of testing, commissioning, handover and closeout requirements.
-
Ability to works on multiple projects simultaneously
-
Working knowledge of AutoCAD, MS Project/Primavera and Excel; familiarity with BIM/Revit/Navisworks is an advantage.
