About the Role
We are looking for a proactive and technically sound Architect to join our in-house team and manage architectural coordination across our ongoing and upcoming real estate projects in Nagpur. The role will involve coordination with appointed project architects, liaisoning consultants, structural consultants, MEP consultants, site teams and internal management to ensure smooth execution from design to construction.
Key Responsibilities
- Coordinate with Principal/Main Project Architects for design development, revisions and project deliverables.
- Coordinate with liaisoning architects/officers for building permissions, sanctions, NOCs, amendments and other statutory approvals.
- Review and coordinate architectural, structural, MEP and services drawings.
- Prepare, modify and maintain internal architectural drawings, working drawings, layouts, details and design documentation as required.
- Coordinate closely with the site execution team and resolve drawing-related issues, discrepancies and technical queries.
- Conduct regular site visits to monitor whether construction is being executed as per approved drawings and specifications.
- Identify design conflicts and coordinate with consultants for timely resolution.
- Review drawings before issuing them to the site team and maintain proper drawing revision and documentation control.
- Coordinate with structural consultants, MEP consultants, interior designers, vendors and contractors wherever required.
- Assist management in evaluating design proposals, construction feasibility, material selections and value-engineering opportunities.
- Ensure that architectural decisions are practical, cost-effective and suitable for on-site execution.
- Maintain an updated record of sanctioned plans, working drawings, revisions, approvals and statutory documents.
- Assist in preparation and review of project documentation required for RERA, municipal approvals and other regulatory compliances.
- Coordinate with consultants and authorities for timely completion of project-related requirements.
- Support management in resolving technical and architectural issues arising during construction.
Regulatory & Technical Knowledge
The candidate should be well versed with:
- Maharashtra UDCPR (Unified Development Control and Promotion Regulations)
- Maharashtra Regional and Town Planning Act (MRTP Act)
- Building permission and development regulations applicable in Maharashtra
- Nagpur Municipal Corporation (NMC) building approval procedures and requirements
- Development permissions, commencement certificates, occupancy/completion requirements and related municipal procedures
- Knowledge of Nagpur-specific planning and development regulations will be strongly preferred.
- Basic understanding of MahaRERA requirements and project documentation
- Building bye-laws, FSI/FAR, TDR, setbacks, margins, height restrictions, parking requirements, fire norms and development potential
- Understanding of applicable NBC and fire safety requirements
- Familiarity with local authority processes and coordination with liaisoning consultants will be an advantage.
Software Skills
The candidate should be proficient in:
- AutoCAD – Mandatory
- MS Office / Excel – Good working knowledge
- SketchUp / Revit / other BIM software – Added advantage
- Ability to read and interpret architectural, structural and MEP drawings
Desired Candidate Profile
- B.Arch. qualification from a recognised institution.
- Minimum 3+ years of relevant experience, preferably with a real estate developer, architectural consultancy or construction company.
- Strong knowledge of UDCPR and Maharashtra building regulations.
- Preferably experienced in Nagpur/NMC projects and local approval processes.
- Good understanding of actual site execution and construction practices, not limited to design work.
- Strong coordination and communication skills.
- Ability to independently follow up with consultants and internal teams.
- Should be detail-oriented, organised and capable of handling multiple projects simultaneously.
- Should be comfortable working directly with the management, consultants and site teams.
- Candidate should have a practical, solution-oriented approach and be willing to take ownership of assigned responsibilities.
